About The Position

Assist with maintenance and repair of all HVAC related mechanical and electrical systems and equipment within the property.

Requirements

• High school diploma or equivalent preferred.
• Minimum one-year experience in HVAC maintenance or enrollment in trade school program preferred.
• Valid Driver’s License and a satisfactory driving record may be required.
• Material Handling Equipment certification as required (may vary by property)
• Ability to speak and hear.
• Close and distance vision.
• Frequent sitting with some walking and standing.
• Frequently lifts/carries up to 5 lbs.
• Continual use of manual dexterity and gross motor skills with frequent use of bi-manual dexterity and fine motor skills.
• Identify and distinguish colors
• Stand for long periods of time
• Walk extended distances
• Lift/carry 6-25 lbs.
• Lift/carry 26-50 lbs.
• Lift/carry over 50 lbs.
• Reach hands and arms in any direction
• Kneel and/or stoop repeatedly

Responsibilities

• Assist in repairs to HVAC related systems and equipment as assigned including air conditioning units, exhaust fans, boilers and chillers.
• Complete daily work orders and scheduled preventative maintenance of HVAC equipment.
• Change filters and clean fan coils as needed.
• Maintain records associated with refrigerant usage as required by the EPA.
• Assist with complex repairs to heating and cooling systems including sheet metal, insulation and refrigeration equipment as assigned.
• Maintain gas fireplaces.
• Ensure cleanliness in the assigned work spaces.
• Comply with OSHA regulations, Material Safety Data Sheets (MSDS) and safety precautions.
• Perform other duties as assigned.
