About The Position

The Real Estate Analyst at the Texas Department of Housing and Community Affairs (TDHCA) plays a crucial role in analyzing the feasibility of complex real estate developments aimed at creating affordable housing for low-income Texans. This position involves conducting detailed financial analyses, preparing underwriting reports, and providing consultative services to various stakeholders. The analyst will work under general supervision, utilizing independent judgment and initiative to support the department's mission of enhancing housing opportunities.

Requirements

  • Graduation from an accredited four-year college or university with a major in finance, accounting, economics, mathematics, or a related field.
  • Experience in multifamily and/or affordable housing is a plus.
  • Completion of a credit-training program with a financial institution or housing finance agency, or three years of credit underwriting and/or mortgage lending experience with commercial and/or multi-family programs preferred.
  • Strong numerical and financial analysis experience.
  • Self-sufficient computer skills, including proficiency in Microsoft Office Suite, especially Excel.
  • Strong verbal and written communication skills.

Responsibilities

  • Underwrite multi-family real estate transactions seeking financing through the Housing Tax Credit program and other federally funded sources.
  • Perform financial feasibility analysis of real estate transactions and author formal underwriting reports for Department staff and Board of Directors.
  • Review overall development plans, site development and entitlement, financial viability, design and construction, market conditions, valuation appraisals, and environmental reports.
  • Prepare complex financial modeling spreadsheets and independent development cost estimates and operating pro formas.
  • Help develop and improve division processes to maintain quality and efficiency.
  • Attend and report on training conducted by various Department program areas or external education sources.
