We are seeking a high-impact, execution-oriented SVP, Investment Officer to take ownership of the delivery, repositioning, and turnaround of a select group of high-complexity mixed-use urban assets - our U.S. Highest and Best Use (HBU) portfolio. This is a mission-critical execution role—transforming Prologis' highest-potential but most complex U.S. assets into deliverable outcomes. Success here sets the stage for how we scale HBU opportunities going forward—and reshapes what industrial value creation looks like in the urban core. This role is not about creating a new strategy or platform. It's about owning and executing results across current, high-potential sites, ensuring Prologis optimizes asset value while navigating entitlement, zoning, and development complexity across a variety of product types including multi-family, life science, retail, and office. As the portfolio stabilizes, this leader will be positioned to take on a broader mandate across the U.S. HBU landscape.

Requirements

  • 12+ years of experience in real estate development, investment, or public-private partnerships.
  • Proven track record in executing complex, high-value urban development deals.
  • Deep knowledge of zoning, entitlements including CEQA, urban land use, and redevelopment.
  • Ability to navigate ambiguity, unblock execution paths, and influence senior internal/external stakeholders.
  • Strong analytical and underwriting foundation.

  • Bachelor’s degree required; MBA or master’s in real estate or urban planning preferred.

Responsibilities

  • Lead the turnaround and delivery of 4–5 existing HBU assets, with full accountability for timelines, risk management, and value creation.
  • Serve as the E2E deal owner—driving execution across zoning, entitlement, approvals, JV structuring, and activation.
  • Partner with internal teams (Development, Entitlement, Deployment, Public Affairs, Legal) to resolve friction and drive speed.
  • Lead teams across architects, engineers, CEQA consultants, and vendors.
  • Execute complex site strategies in infill, transitional, or entangled urban areas.
  • Lead public-private and mixed-use deal structuring, entitlement strategies, and investment committee presentations.
  • Manage relationships with city officials, JV partners, and community stakeholders to unlock execution paths.
  • Develop a U.S. HBU Execution Playbook focused on consistent, repeatable asset-level practices.
  • Codify learnings across deals to build institutional knowledge and future readiness.
  • Provide portfolio-level insights that inform broader capital planning and customer strategy.
