Requirements

  • Degree or equivalent in a real estate related field preferred
  • Commercial real estate experience, Property management, paralegal or title company background with real estate or construction experience
  • Proficiency in lease/contract analysis and negotiation
  • Understanding of governmental processes such as permitting, zoning, special use, licensing, and condemnations; competency in use of surveys, site plans, and building plans; understanding of RE tax abatements
  • Ability to own the outsourcing of facilities and property maintenance and excess property, superior relationship building, interpersonal skills, both written and verbal, and strong real estate financial acumen.

Responsibilities

  • Leads resolution of property-related issues such as condemnations, easements, CAM disputes, estoppels, landlord/tenant rights, consents, excess property, and non‑monetary defaults.
  • Identifies income‑generating opportunities within the real estate portfolio (cell towers, air rights, excess land, easements, billboards, etc.).
  • Applies Development Standards to enhance the performance of existing restaurants (visibility, 24‑hour operations, drive-thru, signage, access/egress, landscaping).
  • Renegotiates agreements with landlords and co‑tenants to support site improvements or development initiatives.
  • Evaluates underperforming real estate assets and provides recommendations.
  • Partners with the Real Estate Portfolio Manager to create and maintain the Vision Plan for the existing portfolio.
  • Negotiates real estate terms for additional property acquisitions when needed.
  • Prepares and presents Rebuild and AP site packages for leadership approval.
  • Works with Construction to obtain all necessary landlord and third‑party approvals.
  • Collaborates with Portfolio Manager, Legal, Finance, REF Accounting, Asset Management, franchisees, landlords, and government authorities on CAM issues, property taxes, disputes, easements, violations, condemnations, and inquiries.
  • Builds strong relationships with Field Office leadership, franchisees, landlords, and local authorities.
  • Represents the company in professional organizations and at public hearings.
  • Maintains consistent communication with Restaurant Development to ensure alignment with regional strategies.
  • Supports Coordinators, franchisees, Construction Managers, and Operations by addressing property maintenance issues and coordinating internal/external resources.
  • Meets with landlords to resolve common area responsibilities, compliance matters, and conducts site inspections to identify and resolve issues.
  • Works with Legal, government authorities, Construction, and consultants on condemnation matters including valuation of improvements, restoration costs, code compliance, compensation negotiations, impact reports, and legal documents.
  • Partners with Finance and Legal to initiate legal notices and defaults for tenant accounts with overdue receivables.
  • Collaborates with the Region and Excess Property Team on store closures and transitions of properties to landlords or disposition.
