About The Position

Responsible for the day to day management corrective maintenance repairs and Preventative Maintenance at Memorial Medical Center and all off campus buildings. Will be required to function in a fast pace, team oriented, deadline driven environment while paying close attention to details, finances, schedules, scope, and customer satisfaction. Will supervise/organize delegate maintenance requests to subordinates and assume responsibility for quality, quantity, and compliance at Memorial Medical Center and all off campus buildings.

Requirements

  • Associate’s Degree in an engineering or related field required. Two to three years equivalent experience in a healthcare environment may be considered in lieu of degree.
  • Must possess a valid Illinois driver’s license and must be deemed as an acceptable driver in accordance with the MHS Fleet Safety Policy (five year MVR will be required).
  • Minimum three to five years experience in building maintenance management within a healthcare/hospital environment required.
  • Demonstrated ability to read, interpret and understand blueprints, schematics and mechanical drawings and documents.
  • Demonstrated ability to read and understand manufactures’ specifications and operating manuals on mechanical and electrical equipment as required.
  • Skilled in supporting and motivating staff.
  • Working knowledge of infection prevention techniques.
  • Strong communication (listening, verbal and written), customer-service, organization and planning skills.
  • Ability to work well with others at all levels.
  • Complete knowledge of pertinent regulatory agencies and the policies, codes, standards, and regulations that applies to the healthcare environment.
  • Ability to interpret and follow technical instructions and complete assignments in a timely fashion.

Nice To Haves

  • Certified Healthcare Facilities Manager (CHFM) certification through the American Society of Health Care Engineers preferred.

Responsibilities

  • Responsible for personnel actions to include performance review, discipline in compliance with Personnel Policy and for developing recommendations for hiring, promotions and termination.
  • Ensures compliance with all Human Resource and department policies and procedures.
  • Ensures compliance with appropriate CMS, OSHA, EPA, NFPA, The Joint Commission, IDPH, infection prevention, safety regulations, codes and other regulatory standards.
  • Maintains effective standards of safety pertaining to all maintenance department activities.
  • Utilizes the Computerized Maintenance Management System (CMMS) software for work order documentation, reporting and staff tracking functions.
  • Schedules all front line staff to ensure appropriate coverage including scheduled time off and holiday coverage.
  • On a daily basis, meets with lead persons to discuss schedules, material ordering and any job related problems or obstacles.
  • Attends meetings and serves on committees as assigned in support of Memorial Health System operations.
  • Drives patient satisfaction and maintains customer relationships through rounding.
  • Evaluates work process in First Response Division to ensure efficient process and Identify areas for improvement.
  • Provides technical oversight and guidance on renovation and construction projects in the fields of HVAC, Plumbing and Plant Operations.
  • Provides technical guidance in the design of First Response systems for renovation and construction projects.
  • Assists in development and oversight of energy conservation programs/projects.
  • Develop and oversee completion of division goals.
  • Ensure proper maintenance policies and procedures are established and programs implemented with accurate records that conform to all regulatory standards.
  • Manages division corrective, preventative maintenance, safety and fire protection programs by making required inspections. Monitors and maintains a high level of preventative and corrective maintenance work order completion rates within the First Response Division.
  • Responsible for developing annual operating budget and developing 5 year plan capital requests to support facilities operations and Memorial Health System’s Mission.
  • Ensures material and fiscal management of supplies, tools and equipment to meet budgeted and contingency support requirements.
  • Supervises staff, trains and manages the performance of front line staff to ensure department productivity. Sets productivity and quality standards: makes formal and informal inspection rounds on maintenance and construction sites for planning investigation, problem resolution and schedule completion status.
  • Manages contracted services, determining through analysis to ensure performance standards are met and quality levels are maintained, while assuring value is received for services provided.
  • Coordinates schedules and prioritizes maintenance activities for a rolling 12 month period to include development and management of long ranger preventative maintenance scheduling and corrective maintenance capacity to meet department goals and operational priorities.
  • Selects and priorities maintenance activities to ensure efficient and cost –effective utilization of staff materials and equipment in alignment with Memorials mission.
  • Delivers strong operational performance by executing against regulatory agency standards and programs, continually monitoring operations and completing building maintenance quality assessments and necessary action plans to provide optimal services.
  • Performs other related work as required or requested.
