About The Position

Urban Resource Institute (URI) is a dynamic, innovative, and well-respected organization founded in 1980 that transforms the lives of domestic violence survivors and homeless families through safe shelter and comprehensive services; delivers prevention and intervention programs that break cycles of violence and poverty; and actively works for sustainable systemic change. URI is the oldest licensed provider of domestic violence (DV) shelter and services in New York State, and is the largest provider in the United States of DV shelter services, as well as a leading provider of shelter and services for homeless families. POSITION OVERVIEW Reporting to the Facility Director, the Superintendent implements the systems and monitors and tracks building safety and security across multiple assigned sites consistent with funder requirements, local building codes as well as state and federal building regulations and URI standards.

Requirements

  • High School Diploma or Equivalent.
  • At least one year of building maintenance, construction, plumbing, or electrician experience is strongly preferred.
  • Thorough understanding of safety hazards and proper use of various cleaning and sanitizing solutions.
  • Detail-oriented and thorough ability to perform basic repairs and operate tools or equipment used in routine maintenance.
  • Knowledge of general carpentry and repair.
  • Ability to use hand tools and power tools.
  • Ability to keep the property clean and orderly.
  • Ability to work independently, assess priorities, take initiative, handle multiple assignments, and meet deadlines.
  • Solid interpersonal skills with the ability to work well with people of diverse educational, cultural, and professional backgrounds. Courteous demeanor toward staff, customers, clients, and visitors to the property.
  • Must be a responsible individual with a reputable character, known to exercise sound judgment, maintain confidentiality, and work well under pressure and demonstrate a calm manner during crises.
  • Acknowledge and application of self-care and work-life balance for self and others.
  • The physical demands of the job include standing, bending, pulling, pushing, climbing, and lifting at least 50 pounds.
  • Able to travel between sites throughout NYC.
  • Able to work outdoors in adverse conditions (heat or cold)

Responsibilities

  • Coordinate the implementation and management of internal and external work order processes for the assigned facility, ensuring that processes are followed according to organization quality management system and that traceability requirements are met.
  • Supervise Maintenance staff and outside contractors who may be performing work at the site.
  • Conduct regular staff supervision meetings.
  • Participate in facility management meetings as needed and/or directed.
  • Conduct regular meetings with program directors and collaborate with program staff to facilitate the completion of weekly unit and common area inspections to ensure that facility issues are identified and addressed in a timely manner.
  • Identify, schedule, and coordinate all building repairs and advise program leadership of any outstanding issues.
  • Ensure all repairs and maintenance are performed consistent with URI standards and regulatory guidelines.
  • Ensure heating and cooling systems are operational.
  • Inspect and document all work performed by maintenance team
  • Provide support for professional development opportunities and hold assigned staff accountable to take training.
  • Provide support to the Facility Director for the development and monitoring individualized performance goals and objectives for all maintenance staff.
  • Collaborate with Facility Director to develop and maintain a preventative maintenance calendar for the assigned site and coordinate compliance through ongoing scheduling or preventative service work.
  • Supervise contracted work and obtain and submit documentation of completed repairs to Facility Director.
  • Utilize Building Engines or other identified software to document maintenance service requests and completed work.
  • Coordinate the completion of work orders through assignment to maintenance staff within specified timeframe.
  • Coordinate the inspection of vacated units to determine repair needs and turnover within specified timeframe.
  • Implement maintenance staff cleaning schedules and hold staff accountable.
  • Ensure adequate repair materials and cleaning supplies are available through coordination with program staff.
  • Conduct regular inspections of the building grounds to ensure that they are maintained in a safe and secure manner and are accessible to residents, staff, and visitors.
  • Provide regular repair and maintenance updates to the Program Director and Facility Director.
  • Maintain inventory control system, documenting utilization and replenishment as required.
  • Coordination of grounds/sidewalk maintenance, mowing/hedge trimming, snow/ice removal and emergency weather conditions and performs work as needed.
  • Adhere to all local building codes as well as state and federal building regulations.
  • Respond to site emergencies as the situation requires.
  • Manage refuse collection and disposal.
  • Perform repairs, maintenance and common area cleaning as needed.
  • Examine property for safety hazards, report problems to Facility Director, Program Director, or other appropriate staff.
  • Modifies scope of cleaning and maintenance based on specified needs of the particular property (apartments, parking facilities, etc.)
  • Conduct monthly inspections using Building Engines.
  • Perform other related duties as required.
