About The Position

Responsibilities Maintain the daily logbook and keep all records up to date. Maintain all building systems so as not to receive any violations. Manage vendors and contractors that come to the building to perform routine maintenance or repairs. Manage cleaning staff so that the building common areas, owner areas and its bathrooms are always clean and ready for its occupants. Work and train the security lead so he/she can provide backup when you are on paid time off. Conduct daily walk throughs of the building and exteriors areas and report and correct any maintenance issues. Be available to clean snow from the sidewalk even on weekends and holidays. Clean and maintain sidewalk and exteriors areas. Work closely with tenants to help resolve issues that ownership is responsible for. Communicate regularly with Property Manager and Security Lead regarding maintenance issues, vendor access, emergencies and any and all issues related to the building management. Be available for any and all emergencies, especially outside of normal business hours. Maintain familiarity with fire and life safety procedures; participate in ongoing safety training and keep your certificates of fitness current. Perform some maintenance tasks such as replacing light bulbs, unclogging sinks and toilets…etc. Follow up on all warranty related issues with vendors and contractors. Learn and be familiar with all building equipment and systems required to properly operate the building. Qualifications Prior experience as a building superintendent is preferred. Excellent communication and interpersonal skills; naturally warm and professional demeanor. Reliability and attention to detail; ability to manage multiple priorities calmly and effectively. Basic technical skills to operate security camera systems, BMS systems and digital visitor management software. Must obtain NYC Certificates of Fitness required for building operations: S95 – fire alarm panel S12 & S13 – sprinkler and standpipe systems F89 – Fire & Life Safety Director

Requirements

  • Prior experience as a building superintendent is preferred.
