About The Position

Responsible for the overall maintenance of the physical plant which includes all electrical, plumbing and heating repairs including 24 hour response for emergency services and assistance.

Requirements

  • High School diploma or offsetting experience.
  • Minimum three (3) years of experience leading others in similar work.
  • Formal training in trade skills such as carpentry, plumbing, electrical, air conditioning and heating systems.
  • Good interpersonal skills.
  • Detail oriented.
  • Valid driver license.
  • Position requires prolonged periods of standing, reaching, walking throughout the working day.
  • Position will be required to stoops, bends, lifts, carry items weighing up to 75 pounds.

Nice To Haves

  • Ability to read blue prints helpful but not required.

Responsibilities

  • Schedule work for self and others, adhere to maintenance priorities.
  • Develop specification and obtain bids for repairs.
  • Perform electrical, plumbing, carpentry, equipment, concrete, and masonry, roofing, fencing and general maintenance repairs.
  • Maintain accurate records regarding preventive maintenance, routing work orders, apartment refurbishing, annual inspections and inventories.
  • Schedule contracted services, supervise outside contractors, and maintain accurate records of work performed.
  • Establish and implement an effective preventive maintenance program.
  • Paint and prepare vacant units for move-in.
  • Perform all tasks associated with snow removal from the grounds.
  • Perform custodial work and perform lawn and grounds maintenance.
  • Conduct and prepare inspection reports.
  • Accompany Director of Housing and visiting government officials on inspections of buildings, grounds and utility systems.
  • Prepare Community Room for scheduled events and participate in tenant events.
  • Develop and maintain fire and safety procedures as required by state and local codes.
  • Conduct routine tests of all alarm systems.
  • Service as OSHA Compliance Officer
  • Ensure that storage areas and entrances are locked and adequate lighting in those areas is maintained.
  • Document and monitor water and gas meter cutoffs.
  • Orient and train subordinate employees.
  • Perform other duties as assigned.
