About The Position

We are searching for an experienced commercial interiors Superintendent for Los Angeles. This position requires at least 10 years of related class A high-rise and/or OSHPD experience in Los Angeles including the ability to win work in project interviews and successfully retain clients through superior performance as a leader and standalone Superintendent on complex, high-speed multi-floor projects. JOB DESCRIPTION The Superintendent is HBC’s frontline manager and representative, responsible for professionally representing the company, its policies, practices, products, and managerial effectiveness to clients, subcontractors, and the public every day. He or she is responsible for the conduct, completion, and quality of all work put in place on each project. This is an exempt position as defined by the Fair Labor Standards Act.

Requirements

  • At least ten (10) years of experience as a Superintendent or equivalent position on commercial construction projects.
  • Class A commercial TI, creative office, OSHPD, medical office, and tech space preferred.
  • High school diploma or equivalent required.
  • Ability to read and thoroughly understand architectural and engineered plans, details, and specifications.
  • Trade-specific knowledge of carpentry, mechanical, electrical, plumbing, and finishes sufficient to guarantee proper conformance with architectural and engineered design requirements.
  • Full understanding of building codes, OSHA requirements, injury and illness prevention plans, subcontracts, project schedules, submittals, RFIs and similar documents is a must.
  • Working knowledge of Microsoft Outlook, Excel, Word, and Adobe required.

Nice To Haves

  • Bachelor's degree or relevant certification preferred.
  • Experience with BIM, MS Project, PlanGrid, Procore and similar project management software preferred.
  • OSHA-30, first aid, and CPR certifications preferred.
  • LEED or similar accreditation preferred.

Responsibilities

  • Post required notices according to State and CAL-OSHA rules and conduct safety meetings prior to the commencement of work.
  • Document present building conditions with attention to existing damage prior to the commencement of work.
  • Communicate scheduling and access requirements to clients and building managers.
  • Interpret plans and specs to coordinate layout with subcontractors.
  • Schedule and coordinate the work of subcontractors and client vendors.
  • Work with landlord representatives, including operating engineers, to coordinate work involving landlord vendors and base building systems.
  • Work with project designers and engineers to achieve layout and mock-up approvals.
  • Coordinate material deliveries and maintain jobsite order and organization.
  • Ensure the proper use of Personal Protective Equipment, tools, and power as required by HBC Standard Operating Procedures and policies, State and CAL-OSHA regulations.
  • Ensure the maintenance of fully stocked first aid kits and emergency evacuation plans along with injury and illness prevention plans on site.
  • Maintain accurate daily logs accounting for all present manpower, scheduling needs, phone calls, inspections, approvals, visitors, deliveries, change requests, delays, and accidents or near misses, accounting for all on-site project operations each day.
  • Continuously communicate ongoing project needs and schedule updates to Project Managers and support staff to best coordinate staff efforts.
  • Manage subcontractor requests for changes and extra work, coordinate with Project Managers for prior approval, and track time and material costs as appropriate.
  • Schedule and track the time of non-exempt HBC field personnel as required, including Assistant Superintendents and Laborers.
  • Continuously inspect the work of subcontractors to ensure spec conformance and quality control.
  • Manage on-site inspections with City, Public Works, Health Dept., and other Authorities Having Jurisdiction as required by the project documents and applicable codes.
  • Ensure the accuracy of subcontractor documents on site including project Bulletins, and approved shop drawings and material submittals required to put work in place.
  • Hold weekly on-site foremen's meetings with all present subcontractors to coordinate work.
  • Attend weekly client meetings to ensure communication of project status and relevant needs.
  • Coordinate day-two and punchlist work to guarantee project completion and client satisfaction.
