As a Superintendent for Merit Restorations, you will be responsible for daily management of on-site operations for residential and commercial properties damaged by fire, water, storms, and other disasters. In this position you will lead field teams, drive production, oversee quality & safety, keep job sites clean, interact with clients, vendors, and subcontractors. The most successful Superintendents at Merit Restorations are experts in construction with decades of real-life building experience. Superintendents at Merit Restorations are working superintendents – This mean hands-on construction skills will be equally as important as your leadership skills. An experienced Superintendent who has extensive experience overseeing the daily management of on-site operations on all phases of construction projects. The purpose of this position is to supervise field production and on-site operations, including but not limited to, overseeing/managing field staff and subcontractors, interacting with vendors, clients, and inspectors, coordinate day to day trade contractor scheduling, scheduling of inspections, material deliveries & returns, and equipment, ensuring that specifications are being strictly followed, quality control, job site safety, and making sure all work is proceeding on schedule.

Requirements

In-depth understanding of the company and its position in the industry.
Ability to work and produce in a high-pressure custom home building industry
5-10 years of residential building experience
Confident to speak candidly, assume roles and tasks, and then report back on what happened as well as its impact.
Able to make professional decisions in a fast-paced environment and own the results.

Able to multitask, prioritize, and manage time effectively.
Self-motivated and self-directed.
Excellent verbal and written communication skills.

Working knowledge of various computer programs (experience with Xactimate is preferred but not required);
Proficient computer skills in Microsoft Office Suite (Word, PowerPoint, Outlook, and Excel).
Excellent analytical and time-management skills with good interpersonal skills and communication with all stakeholders.
Able to work at job sites through Northern Virginia.
Ability to work in a fast-paced environment.
Ability to remain calm under pressure and stress.

Responsibilities

Develop, manage, and improve business infrastructure and operations built around industry best practices to enhance efficiency, specifically around on-site production and performance.
Oversee procedures and processes for efficiency and thoughtfully implement recommendations to develop and improve them.
Oversee projects as they are being carried out to make sure that the work is done according to the outlined specifications, and that they also conform to the work project timetable.
Coordinate day to day trade contractor scheduling and supervise field production
Assist team with project planning and scheduling
Work closely with the Project Manager to identify and solve problems
Oversee quality control, ensure all work is being performed to our standards
Read and comprehend plans, specifications, and manufacturer requirements and instructions
Perform miscellaneous hands-on tasks across most trades in support of our production partners for the benefit of the project schedule or budget.
Use hand and power tools
Confirm the accuracy of completed work and ensure all deficiencies are corrected.
Coordinate and supervise all construction activities
Ensure safety requirements are met
Ensure proper signage is posted on the job site
Review the plans and specifications for construction and construction schedules.
Oversee preparation and ensure execution of job contract.
Negotiate with and select subcontractors to perform the work.
Draft subcontracts.
Identify and track all long lead time items on the project critical path.
Prepare for and lead weekly progress meetings.
Anticipate issues and proactively works to avoid or resolve them.
Resolve interpersonal conflicts among project staff, handle errors or delays and respond to crisis.
Coordinate with Owners to align goals, make improvements, strategize, and implement changes.
Establish the punch list process and close-out procedures with Owner and Architect before subcontractor work starts.
Schedule and procure tools and equipment necessary for the project
Schedule subcontractors, consultants, and vendors in critical path to ensure timely completion.
Perform quality control duties and responsibilities regarding the work being performed.
Ensure that subcontractor is fully executing and complying with his contracted scope of work.
Coordinate required inspections with local jurisdictions.
Perform Superintendent duties at multiple job sites, simultaneously.
Ensure subcontractor has corrected all deficiencies identified by project team.
Walk project daily to monitor activities and assist in future planning.
Provide Owners and Clients with 2-week look ahead schedules
Gather project material submittals and maintain records of approvals at the job site.
Issue notices of non-compliance to subcontractor regarding quality of work or scheduling.
Ensure the job site is ALWAYS kept in a clean and organized manner.
Perform job progress and completion punch list identification and completion.
Manages deadlines, progress, and quality on multiple projects simultaneously
Build and maintain business relationships with industry professional
