We are seeking a dedicated, hands-on Live-In Superintendent who will help maintain the high standards our residents expect and ensure the property remains a safe, well-maintained, and welcoming place to call home. The Building Superintendent oversees the daily maintenance operations of an apartment community. This individual is responsible for scheduling and completing maintenance requests, supervising maintenance personnel and contractors, preparing units for occupancy, supporting capital improvement projects, and providing the highest level of customer service to residents.

Requirements

  • Ability to read and interpret written instructions, plans, and schematics for installation, repair, and maintenance of building systems and equipment.
  • Ability to safely operate common power tools, hand tools, and drain cleaning equipment used in construction and maintenance trades.
  • Knowledge of all water, gas, oil, and electrical shut offs for emergency response.
  • Ability to lift 70–75 lbs. unassisted.
  • Ability to work on stepladders and perform overhead tasks using tools and painting equipment.
  • High School Diploma or equivalent required.
  • Minimum three years of related maintenance experience.
  • Valid Driver’s License required.

Responsibilities

  • Schedule and participate in all maintenance projects.
  • Coordinate site maintenance staff and contractors to prepare vacant apartments for rental.
  • Ensure all resident work requests are completed promptly, with high quality workmanship and in a clean, professional manner.
  • Perform scheduled maintenance on all equipment in accordance with manufacturer recommendations.
  • Maintain adequate inventory of materials and supplies to complete routine and emergency repairs timely.
  • Perform electrical repairs on appliances, fixtures, switches, outlets, and related equipment.
  • Perform plumbing work, including clearing stoppages and replacing fittings, zone valves, stems, seats, washers, and pipe sections.
  • Perform carpentry tasks such as fitting doors, replacing molding, structural framing, sanding, and refinishing floors.
  • Prepare surfaces and perform painting, sheetrock repair, spackling, and sanding.
  • Service domestic hot water heaters, air conditioning units, and energy management devices.
  • Adhere to property manager’s schedule for delivery of market ready apartments.
  • Direct/perform custodial and cleaning tasks to prepare vacant apartments for rental.
  • Assist with and schedule grounds work as needed.
  • Conduct apartment check in and check out inspections.
  • Maintain accurate records for preventative maintenance, work orders, apartment rehab, annual inspections, inventories, and purchase orders.
  • Train, motivate, and oversee maintenance staff.
  • Complete annual performance reviews for direct reports.
  • Create and manage the on call schedule for staff.
  • Participate in and direct snow removal to ensure safe passage for residents and guests.
  • Serve as on call support for after hours emergency repairs.
