About The Position

Main Street Renewal is one of the largest providers of single-family rental homes across the country, with over 40,000 homes in 30 markets. The MSR Superintendent II is responsible for independently conducting property inspections and preparing repair bids according to Main Street Renewal (MSR) standards and Directives, utilizing approved pricing to facilitate the acquisition process for MSR homes. This includes soliciting bids for nonstandard items. The Superintendent leads all aspects of the rehab process, including the selection and oversight of approved vendors/contractors. Key responsibilities involve critical path scheduling management, updating system software for scheduling and payments, daily house tracker updates, and ensuring quality work adheres to the Statement of Work (STOW) and Directives. The role requires detailed functional knowledge of home inspections, the ability to identify necessary repairs to meet MSR standards, and experience leading residential construction rehab projects. All property rehabs must meet MSR Investor standards, the MSR Construction Field Guide, and STOW, ensuring the completed house is Stress Tested, clean, safe, functional, and Market Certified by the Construction team before release to the leasing team. All CapEx and Vendor contracts must be processed and marked complete upon work completion.

Requirements

  • HS Diploma required
  • 3-5 years of residential Construction/Inspection experience
  • Service-minded approach to all aspects of the job
  • Knowledge of Local and National building/property management codes as applicable
  • Good communication, time management, and reading skills
  • Excellent organizational, leadership, and customer service/satisfaction philosophy
  • Intermediate Computer Skills including proficiency with Microsoft Outlook and Excel
  • Excellent oral and written communication skills
  • Must be able to multi-task in a fast-paced work environment
  • General knowledge of building practices, plumbing, electrical, and mechanical (HVAC)
  • Strong organizational and time-management skills
  • Ability to set, manage and consistently meet goals and deadlines
  • Must be proactive, self-directed, highly motivated, and able to multi-task
  • Ability to create and manage a budget
  • Ability to Identify and Create Change Requests as needed during the rehab process in a timely manner
  • Ability to negotiate a contract as necessary if needed
  • Must have a current and valid driver's license and clean driving record

Responsibilities

  • Independently completing property inspections and preparing repair bids based on Main Street Renewal [MSR]standards and Directives utilizing approved pricing to facilitate the acquisition process for MSR homes
  • Soliciting bids for nonstandard items not subject to unitized pricing in the inspection app
  • Leading all aspects of the rehab process, including selection, and oversight, of approved vendors/contractors completing the rehab work
  • Critical path scheduling management of the repair project
  • Updating system software for scheduling and payment processes
  • Updating house tracker daily
  • Ensuring quality work per the Statement of Work [STOW] and Directives
  • Conducting Auction Drive-By Inspections, Special Bulk Inspections, Quick Inspects, Pre-Purchase and Post Purchase Inspections accurately and completely within allotted time frames identifying repair or replace items necessary
  • Ensuring the property meets Main Street Renewal [MSR] standards and identifying and recommending those items where an upgrade in materials may be advantageous to the property investment as noted during the inspection process
  • Developing a budget based on the inspection of identified items to bring the property to MSR Standards and Directives reflecting MSR approved pricing
  • Effectively and efficiently scheduling and managing all construction activities, including vendor relations
  • Holding vendors and contractors accountable for quality, completeness per Statement of Work [STOW] , and timely work by managing and inspecting the property regularly
  • Making recommendations to Construction Manager if/when to terminate the contractor’s work on a job and choose another approved vendor if necessary
  • Reviewing vendor workmanship to ensure all items on the STOW are complete, and mark contracts complete in the software systems provided
  • Performing rekeying of properties as well as other specific repair and/or securing work directly in the pursuit of successful property condition management
  • Daily monitoring and updating in the current house tracker or scheduling system generating reports to identify current status and next steps on all assigned property
  • Developing scope and cost based on MS renewal Standards and Directives and submit for approval any additional work not identified on initial bid after inspection
  • Answering any defined Review Tasks from Asset Management to further define the STOW
  • Documenting the entire rehab process with "before" and "after" photos
  • Managing the quality control review, Stress Testing, punch list process, and Market Certification for all home renovation projects assigned
  • Working in conjunction with Construction Manager and Procurement to assist with vendor management
  • Understanding and Managing to the Key Performance Indicators (KPIs); Completion Ratio, Cycle Time, Budget Variance, and Quality
  • Continually Studying and Learning from the MSR Construction Field Guide identifying MSR Standards and Directives
  • Taking All MSR / Amherst On Line Learning Courses and Development Training Modules
  • Continual Internal Training and Development to become a Superintendent II
  • Other duties as assigned
