In our continued mission to create shopping destinations that entertain, inspire, and bring communities together, Tanger is seeking a Summer Analyst - Real Estate Development & Acquisitions This role offers the opportunity to work both independently and collaboratively, supported by a flexible, Teams-driven workplace designed to empower connection, innovation, and impact across geographies.

Requirements

  • Strong analytical, quantitative, and problem-solving skills
  • Advanced proficiency in Microsoft Excel and PowerPoint
  • Demonstrated interest in commercial real estate investment and development
  • Strong written and verbal communication skills
  • Highly organized with the ability to manage multiple priorities in a fast-paced environment
  • Adhere to Tanger’s Values: Integrity, Inclusion, and Innovation
  • Currently pursuing or recently completed a Bachelor’s or Master’s degree in: Real Estate Finance Economics Business Urban Planning, or a related field

Responsibilities

  • Acquisitions & Investment Analysis Assist with financial underwriting and analysis of potential acquisition opportunities
  • Build and maintain Excel-based financial models, including cash flow projections, IRR, and return analyses
  • Conduct market research on demographics, traffic patterns, competition, and retail demand
  • Support preparation of investment memoranda, deal summaries, and internal presentation materials
  • Development & Redevelopment Support evaluation of development and redevelopment opportunities across the portfolio
  • Assist with project feasibility analysis, development budgets, and pro formas
  • Research zoning requirements, entitlement processes, and municipal development regulations
  • Coordinate with consultants, architects, engineers, and contractors, as needed
  • Work cross-functionally with Leasing, Operations, and other internal teams to support project timelines
  • Market Research & Intelligence Analyze retail corridors and identify potential acquisition and redevelopment targets
  • Track comparable transactions, market rents, cap rates, and key retail trends
  • Prepare market intelligence summaries and reports for leadership
  • General Project & Process Support Assist in enhancing internal deal processes, workflows, and data organization using project management tools and emerging technologies, including AI
  • Support preparation of investment committee materials
  • Maintain acquisition and development pipelines and tracking tools
  • Participate in team meetings, strategy discussions, and ad hoc project work
