About The Position

OVERALL FUNCTIONS Enhancing the community's presence and engagement by producing professional content across all social media platforms to connect with current and prospective residents. Presenting and executing new ideas for outreach marketing to help generate traffic and maximize occupancy. Planning resident events to help with resident retention. Interacts directly with prospective and current residents. ESSENTIAL PERFORMANCE SKILLS, DUTIES, AND RESPONSIBILITIES Social Media Content Creation: Develop and post engaging, professional content across our social media platforms that reflect our community's values and standards. Schedule daily posts encouraging new leases and resident engagement, highlight events, and share updates. Outreach Marketing: Conduct on-campus and surrounding business promotions to create awareness about the housing community, focusing on students. Collaborate with campus organizations to facilitate partnerships and promote events. Event Planning: Organize and execute at least one resident event per month that fosters community engagement and connection among residents. Work collaboratively with the team to brainstorm and implement innovative event ideas. Flexibility: Availability to work some weekends as needed, depending on scheduled events, staff schedule and social media demands. Provides information about the apartments and the community to the prospective resident and schedules visits to the community. Greets visitors in a welcoming and professional manner. Effectively explains all lease and community policies to new and current residents. Accurately and efficiently prepares and assists with all leasing paperwork (i.e. applications, leases agreements and addenda, employment and credit checks, and leasing move-in packets). Collects security deposits, rent and all other funds associated with resident moves. Effectively communicates messages with other team members. Completes follow-up thank you notes and call-backs with prospects after initial community visits. Maintains an accurate and in-depth knowledge of all aspects of the community, particularly in areas such as rent and pricing information, vacancies, apartment availability, lease expirations, square footage, etc. Understands and complies with state and landlord-tenant Fair-Housing laws and standards. Monitors the community’s webpage and other forms of advertising for accuracy and effectiveness. Conducts follow-up activity with all residents in order to establish positive resident relations. Maintains current resident files. Maintains open communication with the Community Manager and other team members. Becomes active in the local business community and develops a rapport with the residential community. Assists the Community Manager in implementing resident retention and renewal programs. Performs other duties, as assigned. Must be able to work in a cooperative, respectful and professional manner with co-workers, supervisors, Regional Managers and Residents. Works professionally, efficiently and effectively under deadlines and productivity standards. Performs other related duties as required and follows all Company Policies and Rules. Requirements

  • High school diploma or equivalent is required.
  • Valid driver’s license along with good driving record with auto insurance required.
  • Must be able to work any of the seven days of the week as necessary to get the job done.
  • Basic arithmetic skills necessary.
  • Excellent communication and organizational skills necessary.
  • Computer literacy required.

Nice To Haves

  • A college degree or some college coursework is desirable.
  • A minimum of one-year sales experience is preferred.
  • Customer Service background desirable.
  • Knowledge of Microsoft Word and Excel preferred.
  • Property Management software and/or accounting software.
