About The Position

Physical Plant Services (PPS) supports the educational and public service programs of Fort Lewis College through the delivery of effective operational support, maintenance services and the management of the College’s facilities construction program. Services are provided by the Service Center, Custodial Services, Electrical Systems Maintenance, Grounds Maintenance, Mechanical Systems Maintenance, Structural Maintenance, LTC (Labor, Trades and Crafts) general labor services, and Planning, Design & Construction work units. The Primary goal of the Structural Maintenance work unit is to provide services and facilities that create the best possible environment for teaching and learning at Fort Lewis College. Individual Structural Trades work unit staff members are skilled in carpentry, general maintenance, roofing, painting, and locksmithing. This essential services position exists to support the mission of the Structural Maintenance work unit, Physical Plant Services, and the College. The incumbent will report to a Structural Maintenance Supervisor (Structural Trades III) while also working with and receiving direction from other Structural Trades II staff in the work unit. This position follows established work procedures and guidelines to perform building maintenance work. This position ensures the construction, maintenance and modifications of all state buildings and related equipment fully complies with specifications and plans and adheres to all applicable codes, while following established safety practices and Fort Lewis College standards. This is an essential services and is required to work during inclement weather, campus emergencies and special events.

Requirements

Two (2) years of relevant experience in a commercial, institutional or industrial setting OR A combination of related education, formalized apprenticeship program, and/or relevant experience in an occupation related to the work assigned equal to two (2) years.

This is an essential services position and must be able to work during inclement weather, special events, and emergencies.

Responsibilities

Performs basic maintenance work under the direction of a Structural Maintenance Supervisor and/or by following established procedures.
Makes repairs to campus facilities, fixtures and furnishings including campus residence halls during the summer rotational maintenance program.
Secures damaged glass and windows.
Repairs and replaces windows and screens including glazing, operators, window hardware and complete window assemblies.
Repairs and replaces metal, glass and wood doors, door hardware, door closures, locks, emergency exit devices and door assemblies.
Repairs furniture, including installation of drawer slides, caster and glide replacement, chair and seating repairs, wardrobe door and drawer repair and other cabinet repairs.
Repairs and installs drapes, curtains and both horizontal and vertical blinds, including restringing, re-anchoring rods and replacing glides.
Installs and repairs towel bars, soap dispensers, bike racks and other related items.
Patches and finishes damaged wall board.
Replaces missing or discharged fire extinguishers.
Cuts and replaces glass in damaged fire extinguisher cabinets.
Designs and fabricates from raw materials repair parts that are no longer available from vendors to make repairs to student residence halls, apartments and other campus facilities.
Welds using oxygen/acetylene gas and electric welders to make necessary parts and repairs to various metal equipment, apparatus and related parts.
Assists with repairs to roof systems; investigates leaks and determine source of leaks and makes emergency repairs as necessary.
Completes or assists in other structural systems repairs as directed.
Performs skilled painting work following established procedures.
This includes both interior and exterior surfaces, involving but not limited to working with water and/or solvent based materials such as paints, stains, thinners and clear finishes.
Performs all necessary preparation work including priming, mixing and matching finishes, scraping, sanding, and filling surfaces to be painted.
Erects and utilizes scaffolds or ladders to accomplish work assignment.
Ensures adjacent surfaces are protected by covering or masking areas.
This work includes ensuring material and supplies needed are purchased, stored and disposed of in accordance with current regulations.
Assists in the management and implementation of the College paint maintenance program including the summer rotational paint maintenance of student residence halls.
This work includes but is not limited to assisting in the hiring and supervision of temporary summer painting staff, establishing and utilizing safety procedures, establishing schedules, goals and priorities, and maintaining records of labor time and materials needed and used.
Other duties as assigned including but not limited to snow removal, clean-ip, moving, helping with set-ups for special events and assisting other staff and PPS shops as needed.
Utilizes the Physical Plant computerized work order system, (TMA), for all work that is requested or completed.
Checks the TMA scheduler for new work orders throughout the day.
Any unassigned work orders in the areas of responsibility are prioritized and assigned by them accordingly.
Responsibilities include tracking all labor and materials and entering that information onto the work order.
Closes all completed work orders daily.
Makes comments within the work order (results section), so customers can access this information and determine the status of their work request.
Remains proficient with the work order system, and obtains training or guidance that is available.
Insures that any information entered into the work order system is up-to-date and correct, so when reports are generated from that data, it represents the best information available.
