About The Position

The Storage Facility Manager at Armor Storage is responsible for overseeing the daily operations of the storage facility, ensuring high levels of customer service, maintaining the facility's appearance, and achieving occupancy and financial goals. This role involves a combination of administrative tasks, maintenance duties, marketing efforts, and collections management, all aimed at providing a secure and efficient storage experience for customers.

Responsibilities

  • Proficiently use the computer system and all designated software.
  • Complete daily banking deposits as needed.
  • Complete reports and maintain records as directed by the corporate office and outlined in the SOP manual.
  • Monitor and maintain all supplies needed to operate the facility.
  • Clean and maintain office and bathrooms daily.
  • Conduct a morning walk-through site inspection and lock check.
  • Report incidents, property damage, or other issues to the supervisor immediately.
  • Clean vacant units in a timely manner to ensure they are ready for rental.
  • Sweep climate control hallways and dust climate control doors as needed.
  • Complete daily grounds maintenance, including removing trash and debris from property, spraying/pulling weeds, and sweeping/blowing aisleways.
  • Maintain and monitor the security of the facility, including gates, surveillance cameras, alarm systems, and fences.
  • Use the telephone as a sales tool to field calls from or follow up with prospective tenants to successfully rent new units.
  • Conduct monthly comparison calls and website checks to competitive storage facilities to obtain information on pricing and amenities.
  • Monitor tenant accounts to maintain current receivables, make telephone calls, and send notices to tenants as necessary.
  • Process delinquent accounts through lien, per applicable state laws, following specific procedures in the SOP Manual.
  • Participate in onsite, in-person, telephone, and video meetings as directed by the supervisor.
  • Assist with coverage at other facilities as directed by the supervisor.
  • Perform other duties and tasks as assigned by the supervisor.
