About The Position

Primary purpose of the Stationary Engineer position is to provide skilled work in operation of utility related building systems (includes chilled water, steam, compressed air, vacuum, heating hot water, etc.). Monitor, maintain, repair and perform preventive maintenance on all utility related building equipment and systems.

Requirements

  • High school diploma or equivalent.
  • Four years of experience working with boiler systems, chiller/cooling towers, and/or water treatment systems in a large central physical plant.

Nice To Haves

  • First or Second Grade Licensed Stationary Engineer as issued by the City of Houston, at least a Third Grade boiler license is required.
  • Valid Class A, B or C Texas driver's license and eligible to drive State and institutional vehicles.
  • One or more of the following: Class D Water Operator license issued by the Texas Commission on Environmental Quality; Universal Certification by the Environmental Protection Agency (EPA).

Responsibilities

  • Operate and optimize use of natural resources (electricity, natural gas, domestic water, sewer, etc.) on all central utility generated services that impact building equipment and systems.
  • Use building automation system (BAS) to monitor all central plant equipment and systems and building support equipment and systems.
  • Conduct process water chemistry analysis, adjust chemicals as necessary to achieve optimum water chemistry, document test results and chemical feed changes.
  • Follow all documented processes to coordinate, test, adjust sanitizer and record information on domestic water production from ground well.
  • Perform preventative maintenance, corrective and inspections on electric/steam boilers, chillers, cooling tower systems, vacuum pumps, compressed air systems and other central utility related equipment and systems.
  • Clean and maintain all equipment and work areas.
  • Respond to and triage critical equipment alarms and make repairs as necessary.
  • Coordinate regulatory inspections by external agencies.
  • Help coordinate internal and external maintenance work, may order materials and maintain inventory.
  • Participate in the development of the "Owners Design Guidelines", project design phases and review processes.
  • Inspect contracted and internal work as needed to ensure repairs and installations are compliant.
  • Functions as a point of contact for vendors.
  • Prepares and submits reports.
  • Participates in process improvement initiatives.
  • May precept staff.
  • Operate utility related equipment at optimum energy efficiency.
  • Document daily activities and equipment related information within appropriate system.
  • Review, discuss and update as needed utility equipment status board and FOC/monitoring services generated work requests.
  • Answer after normal business hours work requests from FOC - coordinate support as needed (handoff to other KUSO shifts, specific craft shops, craft on call, etc.).
  • Visit all South Campus Research & Education building locations as needed to ensure proper operation of equipment.
  • Troubleshoot utility system malfunctions, identify reasons for nonstandard operations, document as required and update procedures if necessary to avoid future issues. If possible, repair failed utility system/equipment. If not, secure failed equipment and document as necessary (submit PPWR).
  • Complete shift route check sheets
  • Investigate known system/equipment issues and perform necessary corrective actions
  • Troubleshoot equipment failures, take necessary corrective actions and communicate (verbal and written) as needed for understanding
  • Perform internal PM's and corrective work orders
  • Oversee contractor PM's and corrective work orders
  • Perform assorted process water chemical tests
  • Record process water test results and adjustments as needed
  • Maintain process water treatment supplies
  • Record city, well, make-up & blow down water meter information
  • Submit work requests as needed to maintain proper operation of south campus systems/equipment.
  • Carry communication devices • Communicate with on-site team members on any changes in equipment availability or status
  • Respond to customer service requests and client equipment alarms
  • Respond to various facility alarms
  • Respond to all fire alarms at South Campus Research & Education facilities.
  • Help manage work order backlog (PM and corrective)
  • Assist with the orientation and training of south campus operation and maintenance employees.
  • Provide back-up support for the other crafts (refrigeration, electrical, plumbing, and general maintenance).
  • Work on other duties as assigned.
  • Work alternate shifts if needed to cover vacancies.
