About The Position

The Starts Coordinator serves as the functional owner and operational authority over Brohn Homes’ pre-construction start process, including permitting, start readiness authorization, and start readiness coordination. This role performs work directly related to the company’s core business operations and exercises independent judgment and discretion on matters of operational and financial significance. This position is responsible for independently evaluating start readiness, identifying risks or deficiencies, determining appropriate corrective action, and authorizing progression of homes into construction in accordance with company standards, financial controls, and operational priorities. The Starts Coordinator plays a critical role in protecting construction timelines, financial accuracy, vendor accountability, and operational continuity.

Requirements

  • High School diploma required; college degree preferred or equivalent professional experience
  • Experience in construction operations, purchasing, starts coordination, or operational administration preferred
  • Strong analytical, financial, and operational reasoning skills
  • Ability to exercise independent judgment and make decisions affecting operational outcomes
  • Strong understanding of construction processes, permitting workflows, and budget structures preferred
  • Ability to interpret operational and financial data and identify discrepancies
  • Strong organizational and prioritization skills
  • Excellent communication and problem-solving abilities

Responsibilities

  • Own and administer the end-to-end pre-construction start process for all homes
  • Independently evaluate start readiness and determine whether homes meet company requirements to proceed into construction
  • Exercise independent judgment in approving, delaying, or escalating start packages based on readiness, financial accuracy, and operational risk
  • Serve as the company’s internal authority on start readiness standards, permitting requirements, and start package completeness
  • Identify process gaps, operational risks, and financial discrepancies and determine appropriate corrective action
  • Responsible for ensuring homes are started in accordance with company readiness requirements, permitting status, budget accuracy, and construction schedules, and exercises independent judgment in identifying readiness concerns and coordinating resolution in alignment with company procedures and leadership direction
  • Independently manage permitting strategy, timelines, and submission prioritization based on construction schedules and operational needs
  • Exercise discretion in determining submission timing, resolving permitting issues, and coordinating corrective actions
  • Interface with municipalities and internal stakeholders to resolve permitting barriers and ensure timely approvals
  • Develop and maintain professional relationships with municipalities and government agencies to support permitting efficiency and compliance
  • Responsible for ensuring permitting requirements, timelines, and fees are accurately identified and incorporated into the start readiness process, and exercises independent judgment in evaluating permitting readiness, identifying risks or delays, and coordinating appropriate action to ensure alignment with construction schedules and company operational objectives
  • Review and evaluate start budgets, cost allocations, and site-related expenses for accuracy and operational alignment
  • Exercise independent judgment in identifying budget discrepancies, coding errors, and financial risks
  • Approve or escalate budget variances and coordinate resolution in alignment with company financial controls
  • Protect financial integrity of start budgets and ensure alignment with company standards
  • Serve as a primary operational partner to Purchasing, Construction, Accounting, and Land teams
  • Exercise discretion in resolving start readiness issues, operational conflicts, and timeline risks
  • Determine prioritization and sequencing of home starts based on operational needs and business objectives
  • Provide guidance and recommendations to leadership regarding start readiness, operational risks, and process improvements
  • Work directly with vendors and internal stakeholders to ensure compliance with company standards
  • Identify vendor performance issues, documentation deficiencies, or compliance risks and determine appropriate resolution
  • Exercise independent judgment in resolving operational and process-related issues
  • Maintain accurate operational data related to start readiness and construction initiation
  • Exercise discretion in identifying discrepancies, ensuring data accuracy, and resolving inconsistencies
  • Support operational reporting and readiness visibility for leadership
  • Identify operational inefficiencies and recommend process improvements
  • Support development and implementation of best practices to improve operational efficiency and risk mitigation
