About The Position

The Starts Coordinator plays a key role in keeping our communities moving from concept to construction. In this role, you’ll help manage our housing start calendar, coordinate essential permits, and ensure every home is set up for a smooth and compliant build. You’ll collaborate closely with Forward Planning, Operations, Sales, and local municipalities—keeping projects organized, on track, and aligned with division goals. Requirements

  • High school diploma or GED; college degree preferred.
  • Administrative experience in an office environment; residential homebuilding experience is a plus.
  • Strong oral and written communication skills and the ability to build professional relationships.
  • Excellent organizational and multitasking abilities with strong attention to detail.
  • Action‑oriented with solid technical and analytical skills.
  • Proficiency in Microsoft Word, Excel, PowerPoint, and Outlook.
  • Collaborative, team‑focused mindset with openness to others’ ideas.
  • Ability to make accurate decisions based heavily on facts, data and/or metrics.
  • Conduct business in a professional and ethical manner with city and county governments and agencies, municipal districts, trade partners, and coworkers to reinforce goodwill and profitability for the Division.
  • Must work 8-hour days (during core business hours) with flexibility for overtime when necessary

  • Position is located on-site at the division office.

Responsibilities

  • Maintain Starts Calendar and Delivery Plan Slotting Tools
  • Work with Forward Planning Director, VP of Operations, and VP of Sales to help ensure division goals are met based on the Business Plan.
  • Attend Starts/Deliveries Plan Review meetings to monitor buyer progress through permitting, loan approval, and house start processes.
  • Identify potential roadblocks that could impact goals and report them to Division Management.
  • Prepare all applications required to obtain regulatory permits/licenses and request checks for related fees.
  • Assemble complete permit packages including plot plans, soils reports, architectural and engineering documents, utility permits, and building configurations.
  • Submit packages to municipalities and track approvals, certificates, and final permit issuance.
  • Order and review plot plans for accuracy and compliance with regulatory requirements and KB Home standards.
  • Obtain master plan approvals when required.
  • Order and review community lot fits for accuracy, validating against subdivision maps, civil engineering plans, utility drawings, house footprints, and entitlement approvals.
  • Review and approve exterior color schemes based on KB standards and municipality or master plan requirements.
  • Serve as the primary contact for field and sales teams regarding plot plan and permit inquiries.
  • Partner with sales, marketing, and operations on new model complex layouts.
  • Send staking emails with .pdf and .cad plot plan files to onsite superintendents and relevant trades for confirmed starts.
  • Upload Forward Planning documents into the Document Management system and/or HB1.
  • Maintain organized filing systems for easy access by division personnel.
  • Combine, audit, and confirm completeness of all permit-related documentation required by municipalities and division audit guidelines.
