The Sr. Specialist Real Estate is instrumental in managing vendor relationships and supporting the Tower Strategy Rent Reductions and Lease Renewal program. This role ensures accuracy in invoice validation, purchase order management, and contract administration, with a strong emphasis on cost savings. By conducting robust financial analysis to compare lease options and leading related projects, this position helps drive informed decision-making and successful vendor performance. Through close collaboration with internal stakeholders and vendors, the Sr. Specialist Real Estate contributes to the achievement of AT&T’s objectives.

Requirements

  • Vendor Management Expertise : Ability to manage vendor relationships
  • Invoice & Purchase Order Processing: Experience in reviewing, validating, and managing invoices and purchase orders, with a focus on accuracy and compliance.
  • Financial Analysis & Project Management: Proficiency in conducting comparative financial analysis and managing lease-related projects from inception through completion.
  • Lease Interpretation: Experience interpreting lease language, identifying key terms and obligations, and applying that understanding to decision-making.
  • Analytical Skills: Ability to analyze financial data and develop actionable recommendations to drive cost savings.
  • Project Management: Ability to coordinate multiple vendor-related and lease transaction projects, ensuring timely completion and effective communication.
  • Communication: Excellent written and verbal communication skills for clear reporting and effective stakeholder engagement.
  • Technical Proficiency: Familiarity with real estate management software, procurement systems, and standard office applications.
  • Attention to Detail: Ability to carefully review and accurately complete all tasks

Nice To Haves

  • Education: Bachelor’s degree (BS/BA) in Business, Real Estate, Supply Chain Management, or a related field preferred.
  • Experience: Minimum of 2 years of experience in vendor management, procurement, or real estate administration.
  • Industry Knowledge: Working knowledge of the tower leasing industry including a familiarity with the unique challenges and opportunities related to rent reductions and lease renewals.

Responsibilities

  • Vendor Management: Serve as the primary point of contact for lease negotiation vendors, overseeing relationships, and ensuring vendor performance aligns with organizational standards and project requirements.
  • Invoice Validation: Review, validate, and process vendor invoices to ensure accuracy, contract compliance, and timely payments. Resolve discrepancies and maintain documentation for audits.
  • Purchase Order Management: Initiate, track, and manage purchase orders for a variety of real estate services and projects, ensuring correct allocation of funds and adherence to corporate policies.
  • Financial Analysis & Project Management: Analyze lease options to recommend the most cost-effective choices. Prepare financial forecasts and cost comparisons to support decision-making. Lead projects related to lease renewals and rent reductions, ensuring deadlines are met and stakeholders stay informed.
  • Regulatory Compliance: Ensure all vendor activities comply with applicable internal policies and communicate compliance status to stakeholders.
  • Stakeholder Collaboration: Work closely with internal teams and senior leaders to communicate vendor performance, project updates, and cost-saving opportunities.
