About The Position

Oversee execution of enterprise's brick & mortar capital strategy to deliver ROIC over time, including major projects, within wall remodels, fuel centers, and Kroger Pickup. Lead real estate asset management efforts across multiple divisions, including network evaluation, lease restructuring, expense reduction and new 1045 property management opportunities. Requirements

  • Bachelor's Degree in business or real estate.
  • 7+ years of experience in commercial/retail property management, real estate leases, accounting, contractual obligations and legal liabilities, and sales experience.
  • Proficient with standard business software.
  • Demonstrated ability to maintain confidentiality and protect sensitive information.
  • Ability to prioritize/multi-task while providing accurate/on-time results.
  • Strong attention to detail.
  • Excellent oral/written communication skills.
  • Ability to develop others.
  • Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference and volume.
  • Ability to effectively present information and respond to questions.
  • Ability to write reports, business correspondence, and procedure manuals.
  • Ability to read/interpret general business periodicals, professional journals, technical procedures, or governmental regulations.

Nice To Haves

  • 7+ years of experience in real estate with another retailer or real estate development company, including in property management.
  • Experience in prioritizing projects through a prioritization matrix.
  • Experience in negotiating lease restructuring transactions.

Responsibilities

  • Oversee execution of enterprise's brick & mortar capital strategy.
  • Lead real estate asset management efforts across multiple divisions.
  • Conduct network evaluation and lease restructuring.
  • Implement expense reduction strategies.
  • Identify new 1045 property management opportunities.
  • Partner with division leadership in the creation and execution of brick & mortar network strategy.
  • Negotiate the best possible deals at the best available locations.
  • Manage a team of 3rd party consultants/brokers.
  • Evaluate leased stores for opportunities to restructure leases.
  • Negotiate/manage 3rd party consultants for lease restructuring transactions.
  • Evaluate landlord common area maintenance costs.
  • Partner with all 1045 stakeholders to drive 3rd party business.
  • Ensure good communications and efficient productivity in store construction and maintenance.
  • Submit capital projects to Capital Committee with accurate financial analyses.
  • Train, lead, and direct the work of internal/external resources.
