Requirements

  • Experience in property maintenance or a related field.
  • Strong knowledge of building systems and maintenance procedures.
  • Ability to manage multiple tasks and prioritize effectively.
  • Excellent communication and customer service skills.
  • Familiarity with safety regulations and compliance.

Nice To Haves

  • Previous supervisory experience in a maintenance role.
  • Certifications in HVAC, plumbing, or electrical systems.
  • Experience with budget management and financial reporting.

Responsibilities

  • Manages the completion of all work orders generated from resident requests for service.
  • Ensures routine upkeep on the property is diagnosed and repaired or replaced in accordance with established policies, procedures, safety standards, and code requirements.
  • Oversees the 'make-ready' process to prepare vacant apartment homes for leasing and new move-ins.
  • Develops standards for the cleanliness and overall appearance of the community's grounds, amenities, building exteriors, and common areas.
  • Periodically inspects work performed by other service team members and contractors to assess effectiveness and develop corrective action plans.
  • Maintains and orders adequate inventory of spare parts and maintenance materials.
  • Prepares the maintenance and capital expense budget for the property.
  • Completes monthly Preventative Maintenance procedures as outlined in the Policy and Procedure Manual.
  • Supports cost-cutting and expense control programs.
  • Conducts regularly scheduled Greystar safety meetings and ensures compliance with safety laws and requirements.
  • Demonstrates customer service skills by treating residents and others with respect and responding to complaints efficiently.
