About The Position

The Senior Maintenance Manager is responsible for the strategic leadership and technical oversight of all facility maintenance operations, ensuring optimal equipment and machine reliability across our TB Arhaus Upholstery Center and Arhaus Distribution Center. This role directs the maintenance organization, manages asset performance, and drives continuous improvement initiatives that support operational uptime, safety, and long‑term infrastructure integrity. The Senior Maintenance Manager hires, trains, and develops maintenance technicians while implementing best‑practice maintenance methodologies and ensuring compliance with all regulatory and company standards.

Requirements

  • High School Diploma or GED.
  • Minimum 10 years of building or industrial maintenance experience, including supervisory or management responsibilities.
  • Proficiency in MS Office (Outlook, Excel, Word).
  • Demonstrated ability to hire, train, and develop maintenance personnel.
  • Strong leadership skills with a solid understanding of management principles and workforce development.
  • Knowledge of warehousing and distribution center operational practices.
  • Experience with coaching, counseling, and performance management.
  • Ability to write clear reports, use computer systems, and present information to management groups.
  • Ability to read and interpret safety rules, operating manuals, maintenance instructions, and blueprints.
  • Experience with fire suppression systems and related compliance requirements.
  • Flexibility to adjust schedule and hours as needed to support operational demands.

Nice To Haves

  • College degree in Facilities Management, Engineering Technology, Industrial Maintenance, or a related field.
  • Experience with CMMS platforms, reliability‑centered maintenance (RCM), or lean maintenance methodologies.

Responsibilities

  • Develop and execute a comprehensive maintenance strategy focused on equipment reliability, asset lifecycle management, and operational uptime.
  • Lead the implementation and optimization of Preventative Maintenance (PM) and Predictive Maintenance (PdM) programs using CMMS or equivalent systems.
  • Analyze equipment performance, downtime trends, and failure modes to drive reliability improvements and reduce unplanned outages.
  • Oversee maintenance planning, scheduling, and resource allocation to ensure timely completion of work orders and PM tasks.
  • Ensure all maintenance documentation, inspections, and records meet internal standards and regulatory requirements.
  • Provide advanced technical guidance on mechanical, electrical, hydraulic, pneumatic, and building systems.
  • Oversee maintenance and inspection of fire suppression systems, ensuring compliance with NFPA and local regulatory standards.
  • Review and interpret technical documents including blueprints, schematics, safety rules, operating manuals, and maintenance instructions.
  • Ensure proper troubleshooting, repair, and calibration of facility equipment and infrastructure.
  • Hire, train, supervise, and evaluate maintenance technicians, fostering a high‑performance, safety‑driven culture.
  • Provide coaching, counseling, and technical mentorship to develop team capabilities and support career progression.
  • Establish performance expectations, conduct skill assessments, and implement training programs to strengthen technical proficiency.
  • Promote accountability, teamwork, and continuous improvement across the maintenance department.
  • Partner with operations leadership to align maintenance priorities with production goals and business objectives.
  • Lead cost‑reduction initiatives through improved reliability, optimized spare‑parts management, and vendor performance.
  • Collaborate with safety teams to ensure compliance with OSHA, NFPA, and company safety standards.
  • Prepare and present maintenance reports, performance metrics, and improvement plans to management.
  • Serve as the primary escalation point for after‑hours maintenance emergencies and alarm responses.
  • Support special projects, equipment installations, and facility upgrades as assigned.
