The project management t role is key to delivering a successful project and the success of our construction. A successful project with us is defined by the entire team being happy with the outcome. The team is comprised of internal employees and external, including – the client, architect, engineer, consultants, landlords, municipality’s, subcontractors, vendors, etc. The following are key job roles and responsibilities for this role. Management will review the items below with PM’s twice a year or more if needed.

Requirements

  • Project managers are responsible for complete ownership of each project. Ownership can be defined as providing leadership, guidance, knowledge, work ethic, integrity, discipline, and positive attitudes to each project team.

Responsibilities

  • Bid projects or assist with project bidding
  • Solicit pricing, setup bid breakdowns, create schedules, attend job walks, review scopes, review drawings to verify scope gaps
  • Assist with growing subcontractor list
  • Assist with improving & streamlining bidding processes
  • Manage subcontractor selection, buyout, insurance, contracts
  • Ensure minimum 85% buyout complete within 2 weeks and 100% within 4 weeks
  • Ensure subcontractors are not onsite without contracts and insurance
  • Setup weekly OAC meetings
  • Maintain project job costing
  • Manage subcontractor claims
  • Provide forecasting and anticipated profit to executive team
  • Manage relationships with subcontractors, owners, clients, internal team (ALL TEAM MEMBERS)
  • Manage overall relationships and be active in the market to continually grow revenue
  • Ensure PE has a current set of ‘slip sheeted’ drawings onsite throughout the duration of the project
  • Assist PE & PM as needed with material procurement, tracking, submittals, etc.
  • Maintain a material procurement schedule and consistently review with subs to ensure no material delivery issues delay construction
  • Assist with reviewing submittals to ensure the product matches plans and specifications
  • Verify material as it arrives matches contract documents (plans, submittals, etc.)
  • Maintain daily superintendent reports
  • Manage the overall project schedule
  • Manage the superintendent’s performance, including field condition and schedule adherence
  • Hold weekly subcontractor meetings/foreman meetings with all subs onsite or anticipated to be onsite. Take minutes and role and hold subs accountable for non-attendance
  • Coordinate daily with onsite and future site subcontractors to keep communication flow
  • Foresee potential coordination, install, finish, construct-ability issues
  • Communicate and coordinate effectively, at the direction of the PM, directly with the entire project team (client, architect, consultants, building engineers, tenant/landlord vendors, etc.)
  • Actively seek ways to improve Construction as a whole (management systems, public relations, revenue streams, etc.)
  • Improve as a business (could include systems, software, charity, culture, etc) that makes us better as a whole
  • Help train or mentor other employees and lead by example
  • Entrepreneurial leadership that results in growth of revenue (Alternate service lines, new office locations, etc.)
  • Foresight to identify problems and mitigate them prior to occurrence
  • Identify potential project risks and mitigate prior to occurring
  • Identify errors in contract documents and correct
