About the Role: As a CBRE Building Sr. Engineer, you will ensure the optimal performance and operational efficiency of complex building systems across a diverse portfolio of 12 healthcare facilities. This pivotal role involves expert monitoring, proactive preventive maintenance, and skilled repairs across all critical infrastructure, including plumbing, electrical, HVAC, fire safety, and associated systems. You will leverage advanced technical expertise to maintain high operational standards, extend asset lifespans, and drive energy conservation initiatives. This job is part of the Engineering and Technical Services job function. They are responsible for providing support, preventive maintenance, and repairs on equipment and systems. What You'll Do: Operate, monitor, and maintain a wide range of building systems across 11 healthcare facilities, including mechanical, HVAC, plumbing, electrical, fire detection and suppression, life safety, lighting, temperature controls, and building management systems. Execute preventive, predictive, and corrective maintenance tasks on all assigned building equipment and systems to maximize efficiency and extend asset lifespan. Implement and manage energy conservation programs to optimize system performance and minimize operational costs. Uphold the professional appearance of the property, including equipment, engineering spaces, and common areas. Maintain and repair the building's lighting systems, including timely replacement of elements and ballasts. Perform all duties in strict compliance with standard operating procedures, critical work packages, maintenance work instructions, and relevant safety regulations and building codes. Utilize computer software for efficient work order tracking, email communication, employee self-service, and training. Maintain accurate records of maintenance activities and system performance. Respond promptly and professionally to emergency situations and tenant/customer concerns, ensuring minimal disruption to operations. Perform additional duties as assigned by the supervisor, contributing to overall team success and facility functionality. Assign work orders and estimate the time and materials needed to complete repairs. Maintain an inventory of adequate supplies and tools. Perform maintenance and repairs to advanced mechanical, plumbing, structural, furniture, fire, life safety, and control systems. Keep facility and building systems up to applicable standards as assigned. Comply with all applicable codes, regulations, governmental agency, and company directives related to building operations and work safety. Develop an energy management program. Ensure all systems operate in the most efficient manner. Oversee and inspect the work performed by outside contractors. Respond to common inquiries or complaints from clients, co-workers, and/or supervisors. Direct the implementation of a preventive maintenance program to ensure that building machinery and systems meet or exceed their rated life. Perform repairs and emergency maintenance as needed. Review and sign off on inspections of building systems including fire alarms, HVAC, and plumbing to ensure the operation of equipment is within design capabilities and achieves environmental conditions prescribed by the client. Apply advanced knowledge to seek and develop new, better methods for accomplishing both individual and department objectives.
