Summary The Special Projects Superintendent leads HVAC and plumbing projects ranging from $50k–$2M, ensuring they are completed safely, efficiently, and with minimal disruption to building occupants. This role requires strong mechanical and plumbing knowledge, excellent communication skills, and the ability to represent Magnolia’s high standards in sensitive environments.

Requirements

  • 5–7 years of experience in commercial HVAC and/or plumbing.
  • Strong knowledge of mechanical and plumbing codes.
  • Experience working in occupied or sensitive environments with a customer-first mindset.
  • Ability to coordinate multiple small to mid-size projects simultaneously.
  • Strong communication skills and the ability to maintain positive relationships with GCs, building owners, and partners.
  • Computer literate; proficient with Bluebeam and basic construction software tools.
  • Resume with project history and references.
  • Professionalism and customer-service focus.
  • Ability to lead crews, uphold construction schedules, and solve field problems effectively.

Nice To Haves

  • Journeyman license in Plumbing or HVAC; Gas Fitter license is a plus.
  • Experience with major equipment rigging, setting, startup, and commissioning (RTUs, chillers, boilers, VRF, hydronic and refrigeration piping).
  • Experience mentoring and developing junior field staff.

Responsibilities

  • Work closely with the Project Manager and Assistant PMs on schedule integrity, manpower planning, materials, and daily field updates.
  • Maintain project schedules and ensure work progresses according to milestones.
  • Coordinate daily activities with building engineers, tenants, property managers, and general contractors—protecting Magnolia’s strong relationships in the market.
  • Support RFIs, submittals, shutdown planning, and technical clarifications.
  • Manage personnel, mentor apprentices/foremen, and participate in 6-month performance reviews.
  • Supervise HVAC and plumbing installations, replacements, tie-ins, and system commissioning.
  • Lead and support foremen, leadmen, apprentices, and subcontractors in a collaborative, growth-focused environment.
  • Ensure safe, clean, and professional execution in active/occupied spaces.
  • Conduct quality checks, pressure tests, equipment startups, and commissioning tasks.
  • Maintain clear daily reports, photos, and field documentation in project management software.
  • Use Bluebeam for digital plan review and markups.
  • Utilize basic computer tools such as Excel, Procore, and other construction software.
  • Communicate schedule impacts, material needs, and field issues promptly.
