About The Position

As this highly visible role reports to the Executive Team, you will lead projects across a wide spectrum of disciplines – operations, technology, business process improvement, facilities enhancement, community life, policy structure, and programming. Your role is to plan, design, develop, manage and bring to completion diverse and challenging projects which improve the community. The Project Manager has a pivotal role in structuring business partner relationships, setting budgets, analyzing project performance, overcoming obstacles, managing deadlines and communicating with internal and external stakeholders. Requirements

  • Education: BS Degree in Business, Finance, Management or related field; relevant experience may substitute for education at a ratio of 1.5 to 1 (1.5 years’ experience = 1 year education).
  • Minimum of three (3) years of hands-on experience in a process management, management support or analytical position with demonstrated experience and success working with and leading cross-functional teams to identify project scope and requirements and to develop and implement business solutions in a wide variety of operational, IT, recreational, facilities management or general construction projects.
  • Understanding of construction techniques, sequencing, processes and requirements.
  • Understanding of business processes.
  • Proven track record to get timely, positive results in a highly collaborative environment.
  • Strong listening skills and interpersonal verbal and written communication skills with the ability to effectively communicate with internal and external customers.
  • Ability to effectively prioritize with demonstrated success in executing multiple tasks/projects and deadlines simultaneously with limited supervision.
  • Working knowledge of business technology tools and business software, including Microsoft Word, Excel, Outlook, Project and Power Point.
  • Complete understanding and experience in project management concepts and methodologies
  • Must be physically and intellectually capable of operating a personal computer, printer, facsimile machine, phone, and various other routine business equipment items.
  • Ability to see well enough to read faint or partially obscured writing or printing.
  • Must be able to speak, read and write English so that various types of communication may be conducted with people of various levels of education and capabilities both in person and over the phone.
  • Perform physical activities (possibly for extended periods of time) that require considerable use of your arms and legs and moving your whole body, with a full range of motions including walking, sitting, standing, stooping, kneeling, reaching, pushing, pulling, twisting, bending, lifting, and carrying.
  • Position requires the ability to exert minimal force of up to 20 pounds and occasionally up to 60 pounds of force to move or lift objects.
  • Must be able to work efficiently, timely, and quickly on more than one assignment at a time with frequent interruptions, changes, and delays.
  • Must remain alert to working conditions and aware of safety, health, and environmental concerns.
  • Must be able to work effectively with a positive attitude and demeanor in an environment which may be stressful due to adversarial situations resulting from the proper performance of duties.

Responsibilities

  • Take ownership of all aspects for enhancement fund projects from conceptual design through completion which include groundbreaking ceremonies, grand opening events and turnover to Operations.
  • Manage multiple concurrent projects with limited oversight.
  • Continuously educate internal and external stakeholders regarding project expectations, timelines and deliverables.
  • Support project delivery through agenda, project plans, status reporting and other communications.
  • Manage project sub-tasks and maintain accountability across internal personnel, identify and resolve issues and conflicts within the project life cycle, develop creative solutions to unexpected obstacles, and identify and manage project critical path responsibilities across team members, business partners and other stakeholders.
  • Manage project quality, change control, milestones, status reports and documentation for historical reference.
  • Research, compile information and perform project presentations for Board of Director’s consideration and approval.
  • Coordinate project meetings and lead discussions with key municipalities, general contractors, subcontractors, engineers and architects.
  • Work closely with the ACC Communications Department to guarantee timely notification to stakeholders regarding project details that may impact the community.
  • Track ongoing project financials including review and approval of monthly invoices with reconciliation of AZ preliminary notices.
  • Define scope and schedule to create and distribute bid invitations, RFP’s and RFQ’s.
  • Organize and lead vendor interviews.
  • Evaluate bid, RFP and RFQ responses and create recommendation memos for Board approval.
  • Assist multiple building directors with pricing and subcontractor selection pertaining to improvements within their areas as needed.
  • Assist in research and development of new programs and rules prior to opening a new enhancement amenity.
  • Schedule and complete turnover to operations for the long-term operation. Maintain a supportive role once new amenities are online and provide direction in trouble shooting any issues.
  • Perform other duties as assigned.
