About The Position

The Maintenance Director is responsible for overseeing the maintenance department's operations, ensuring the facility is well-maintained and compliant with regulations. This role involves planning, organizing, and directing maintenance activities, managing staff, and ensuring safety and comfort within the facility.

Requirements

• High school education or equivalent.
• Minimum of one year experience in a supervisory capacity in a maintenance-related position.
• Valid driver's license.
• Ability to withstand various environmental conditions including extreme heat and cold.
• Knowledge of boilers, compressors, generators, and various mechanical, electrical, and plumbing systems.
• Familiarity with building codes and safety regulations.
• Licensure in accordance with applicable standards and codes.
• Ability to handle calls outside of normal work hours for maintenance emergencies.

Responsibilities

• Plan, organize, develop, and direct the overall operation of the maintenance department.
• Ensure the facility is well-maintained in a safe and comfortable manner.
• Manage staffing and scheduling of maintenance personnel.
• Inspect storage rooms, work rooms, and utility/janitorial closets for upkeep and supply control.
• Participate in facility surveys conducted by governmental services.
• Supervise outside services in accordance with contracts/work orders.
• Establish a preventative maintenance program.
• Make daily rounds to ensure maintenance personnel are performing required duties.
• Maintain fire alarm and other fire protection systems.
• Complete carpentry and building repairs within expertise.
• Monitor, maintain, and record inventory; order supplies as needed.
• Head snow and ice removal for sidewalks.
• Be on call seven days a week, 24 hours a day for emergencies.
