About The Position

Easton Housing Authority (EHA) has a full-time opening in our Property Management Department for a Skilled Maintenance Laborer . This position will report directly to EHA's Maintenance Supervisor with dotted-line reporting as necessary to the Manager - Property Management. The role of a Maintenance Skilled Laborer is to perform construction and maintenance projects and tasks, complete building and systems repairs, and ensure that all systems and structures are functioning efficiently and safely. This role is crucial for preventing breakdowns, extending the lifespan of equipment, and maintaining a safe environment. The selected applicant will be based within EHA's maintenance shop in our 221 S. 4th Street building; however, you will travel frequently between EHA's various properties within the City of Easton to complete their assigned jobs and projects. As such, a valid driver's license is mandatory. Additionally, you must reside within 25 miles of 221 South 4th Street. The selected candidate will be comfortable and effective with conversing regularly with public housing residents - and will have the emotional intelligence to do so in a courteous and deescalating manner. Salary non-exempt: $45,000-$55,000 commensurate with experience. See total compensation section below for additional benefits. Requirements

  • High school diploma or general education degree (GED); or minimum six (6) months related experience and/or training; or equivalent combination of education and experience.
  • One to three (1-3) years related construction and maintenance experience; or equivalent combination of education and experience.
  • Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
  • Ability to write routine reports and correspondence.
  • Ability to speak effectively before groups of customers or employees of organization
  • Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals.
  • Ability to compute rate, ratio, and percent and to draw and interpret bar graphs.
  • Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists.
  • The ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
  • Must maintain a current state-issued driver's license and be insurable under the Authority's automobile insurance.
  • Ability to sit, stand, walk, bend, climb stairs, crouch, lean, reach, twist, and other physical movements for extended periods of time.
  • Must be able to access and navigate each department at the organization's facilities.
  • Ability to lift 50lbs.
  • Must be able to effectively use a computer, monitor, keyboard, mouse, and commonly used software to complete necessary functions assigned.
  • Must have finger dexterity, visual acuity, discernment of sounds, color, and texture.
  • Must be able to use tools, equipment, machinery, etc.
  • Vision - Close vision (clear vision at 20 inches or less), Distance vision (clear vision at 20 feet or more), Color vision (ability to identify and distinguish colors), Peripheral vision (ability to observe an area that can be seen up and down or to the left and right, while eyes are fixed on a given point), Depth perception (three dimensional vision, ability to judge distances and spatial relationships), and Ability to adjust focus (ability to adjust the eye to bring an object into sharp focus).

  • Other technical certifications related to construction and maintenance are a plus.

Responsibilities

  • Efficiently, professionally, and correctly complete maintenance and construction projects as assigned daily - with a sharp attention to detail and quality.
  • Completes work orders accurately, timely, and legibly.
  • Cleans, spackles and paints vacant units.
  • Perform general plumbing and irrigation repairs as directed; assist with installing, repairing and maintaining fixtures, toilets and sinks; assist with water and gas line repairs; unclog drains.
  • Perform preventive maintenance on equipment such as troubleshooting, repairing or replacing switches, receptacles, valves, belts and motors; maintain fans, thermostats and pumps; assist with repairs to bells, clocks, lighting circuits and other equipment.
  • Installing new systems and replacing defective parts.
  • Monitoring maintenance supplies and tools.
  • Inspecting electrical panels, plumbing systems and safety equipment to ensure they are functioning properly.
  • Stay current with changing technology, including software and maintenance techniques and systems
  • Accompany pest control and inspectors on weekly basis.
  • Perform routine inspections on equipment and systems for any signs of wear or malfunction
  • Mandatory emergency calls, other work, and emergencies as deemed necessary by your Supervisor and Senior Manager.
  • Report any resident problems to their supervisor.
  • Reports all accidents to their supervisor.
  • Reports all maintenance issues to their supervisor for work order creation.
  • Reports any major building, grounds, unit, or major system maintenance issues to their supervisor.
  • Performs all other related duties as assigned.
