This position performs technical and mechanical work that ensures the physical aspects of the buildings, grounds, amenities, and common areas of the property meet the Company’s standards for cleanliness, appearance, safety, and overall functionality. The role involves completing assigned work orders from resident requests and preventative maintenance, diagnosing and repairing defects according to established policies and safety standards. It also includes preparing vacant apartment homes for leasing through a 'make-ready' process, which involves pre-move-out inspections, creating punch lists, scheduling vendors, obtaining supplies, and completing all necessary maintenance tasks. The technician is responsible for tracking inventory, documenting service requests, and assisting in maintaining grounds, common areas, and amenities by cleaning, pressure-washing, and painting. Additionally, the role supports cost-cutting initiatives by repairing rather than replacing parts and using materials efficiently. The position requires compliance with Greystar’s safety and risk-management policies, including attending safety meetings, completing OSHA training, and reporting incidents. It may also involve inspecting work by contractors and conducting property inspections to identify safety concerns and communicate physical needs to management.
