The Maintenance/Service Technician reports directly to the Service Manager and is responsible for performing make-ready repairs to all vacant units prior to move-in. This position involves performing repairs to make-ready units in a timely manner, responding to 24-hour on-call duties as scheduled, and assisting other staff members like the Service Manager, Housekeeper, and Grounds personnel when necessary. The role also includes assisting with inventory control, inspecting property for improvements, performing work order requests with a focus on same-day completion, and ensuring the grounds are litter-free. The technician must operate and maintain equipment, know emergency cut-off locations for utilities, and perform interior and exterior painting. Adherence to company policies, maintaining a clean maintenance shop, and being available for snow events are also required. The position demands a professional appearance, a good attitude, and the ability to work well with a team, including being flexible to assist at other sites or transfer properties. After-hours on-call is required on a rotating basis, and reliable transportation is a must. Duties are performed both inside and outside, even in extreme temperatures, and involve exposure to various environmental conditions and potential hazards.
