SUMMARY OF RESPONSIBILITIES The Service Technician III will complete complex home maintenance service requests within an assigned market. They will be considered a journeyman who is capable of independently addressing specialty home maintenance issues or manage contractors who will complete work orders in a timely and efficient manner to build resident satisfaction. He/she will adhere to established company safety, compliance and quality standards as well as local, state, and federal laws. The Service Technician will require driving to properties within the applicable market to address maintenance issues using tools and equipment provided by the company. ESSENTIAL DUTIES Manage and prioritize daily maintenance work orders. Respond to and complete residential service requests in a timely and efficient manner to build resident satisfaction Complete complex home maintenance activities relating to drywalling, painting, electrical, plumbing, heating, ventilation, air conditioning among other residential services. Coordinate and oversee contractors performing specialized work where complexity or repair is beyond the scope of work for maintenance technicians. Mentor and coach junior level maintenance technicians to help build their technical skillsets. Monitor and inspect property conditions while onsite for cleanliness and safety. Take proactive steps to correct any unsafe conditions. Perform routine preventative maintenance services of property equipment. Adhere to company policies and procedures to ensure work is completed within established safety, compliance and quality standards. Maintain knowledge and follow all regulations and laws mandated by Americans with Disabilities Act (ADA), Fair Housing, Hazard Communications Standards (HAZCOM), Occupational Safety and Health Administration (OSHA), and Environmental Protection Agency (EPA).
