About The Position

The Service Technician at Block Multifamily Group is responsible for performing a variety of maintenance duties for apartments, buildings, and community areas. This role includes general cleaning, oversight of renovation processes, and ensuring that units are market-ready. The technician will work closely with vendors and contractors while maintaining a professional image and adhering to safety guidelines.

Requirements

  • Mechanical experience and aptitude in electrical, heating, ventilation, plumbing fields, appliance repair, unit turns, to include minor painting, drywall and building repair. Air conditioning repair knowledge is preferred but not required.
  • Ability to use ladders and scaffolds in a safe approved manner.
  • Ability to use a gas blower, rake, broom, shovel, weed whacker, and various small motor equipment.
  • Ability to respond and be recalled to the property anytime day or night.
  • Must be willing to adjust work schedule to complete project assignments.
  • Ability to respond courteously to residents.
  • Working knowledge of various types of tools and equipment.
  • Basic math and measurement skills.
  • Ability to proceed logically when faced with a problem and know when to go for help.
  • Ability to communicate well and use sound judgement.
  • Willingness to carry a cell phone, be on call, and respond to emergencies quickly.
  • Have and maintain a current valid driver's license and reliable transportation.
  • Ability to respond quickly to emergencies.

Responsibilities

  • Responsible for pre-walking and assessing the pre-renovation condition of the unit(s).
  • Responsible for the documentation of the renovation process (e.g. tracking logs, photos, bids, etc.).
  • Responsible for scheduling and creating purchase orders for the required supplies and turn services for all renovation units as well as ordering all renovation kits.
  • Responsible for the demolition and rebuilding of all renovation units.
  • Responsible for tracking hours spent in each renovation unit separate from payroll.
  • Communicate directly with the suppliers, vendors, and contractors relating to the Renovation processes.
  • Maintain courteous and professional working relationships with all outside vendors.
  • Work with all team members in conjunction with renovation units including regular communication.
  • Clean grounds, exterior common area buildings, amenity areas, dumpsters, and mailbox areas.
  • Turnover work and preparation to vacant apartments.
  • Minor drywall and building repair.
  • Respond to service calls and assist with the planned maintenance under the direction of the Service Manager.
  • Snow removal includes shoveling, blowing, or plowing snow away from covered walkways and driveways, and laying down ice melt/rock salt atop icy surfaces to prevent slipping.
  • Contact Service Manager or Community Manager whenever unsure how to proceed with a problem or solution.
  • Maintain proper care of tools, equipment, and supplies.
  • Operate, repair, maintain and monitor different types of equipment, machinery, or motor vehicles such as golf carts if applicable.
  • Work with various types of chemicals such as cleaning supplies, pool chemicals, paint, freon, etc.
  • Complete the ongoing required training assignments through our online learning platform.
  • Complete all assignments in a thorough, timely, and good quality manner.
  • Present a professional image and be courteous to all residents, customers, and staff.
  • Keep uniforms clean and in good repair.
  • Conducts and promotes safety awareness. Operate within OSHA guidelines.
  • Report any emergencies to Service Manager or Community Manager.
  • Perform duties of other team members in their absence, as directed by Community Manager.
  • Perform other duties as assigned.
