About The Position

The Service Supervisor oversees and performs technical and mechanical work that ensures the inside and external buildings, grounds, amenities, and common areas of the community meet the Company's standards for cleanliness, appearance, safety, and overall functionality. This role involves assisting and completing work orders generated from resident requests for service, as well as routine upkeep on the community by diagnosing the source or cause of defects or problems, and making repairs in accordance with established policies, procedures, safety standards, and code requirements. The supervisor also oversees the 'make-ready' process to prepare vacant apartment homes for leasing and new move-ins, develops standards for cleanliness and overall appearance of the community, inspects work performed by service team members and contractors, maintains inventory of spare parts, completes monthly preventative maintenance procedures, and conducts safety meetings.

Responsibilities

• Assists and completes work orders generated from resident requests for service.
• Oversees and completes the 'make-ready' process for vacant apartment homes.
• Develops standards for cleanliness and overall appearance of community grounds and amenities.
• Periodically inspects work performed by service team members and contractors.
• Maintains adequate inventory of spare parts and maintenance materials.
• Completes monthly preventative maintenance procedures.
• Supports cost-cutting and expense control programs.
• Conducts regularly scheduled safety meetings and ensures compliance with safety laws.
• Demonstrates customer service skills by treating residents with respect and responding to complaints.
