About The Position

The Senior Service Manager is the strategic and operational leader responsible for all maintenance operations at The Vive Collection. This role oversees the physical integrity, preventative maintenance, capital planning, and safety of a large-scale luxury community. You will drive performance through team leadership, process consistency, and accountability, ensuring the property operates efficiently, residents are highly satisfied, and the asset performs to ownership standards. The ideal candidate combines expert-level technical knowledge with strong leadership, organization, and business acumen. You are hands-on when needed but equally adept at managing systems, budgets, and people to deliver measurable results.

Requirements

  • Experience: Minimum 7–10 years of progressive experience in multifamily maintenance or facilities management; 3+ years in a senior leadership role overseeing large-scale communities (500+ units).
  • Certifications: EPA Universal Certification (required) Certified Pool Operator (CPO) (required)
  • Technical Expertise: Advanced proficiency in HVAC, electrical, plumbing, and mechanical systems; strong diagnostic and project management skills.
  • Leadership: Proven ability to lead large, diverse teams and maintain accountability while fostering growth and collaboration.
  • Software: Proficiency with property management systems (Yardi, RealPage, or Entrata) and Microsoft Office Suite.
  • Professionalism: Strong organizational, communication, and time management skills with the ability to manage multiple priorities.
  • Requirements: Valid driver’s license, reliable transportation, and ability to lift up to 50 lbs.

  • Certified Apartment Maintenance Technician (CAMT) or OSHA 10/30 (preferred)

Responsibilities

  • Lead and develop a large maintenance team, including Service Supervisors, Technicians, Porters, and Groundskeepers.
  • Create a culture of accountability, collaboration, and safety that aligns with Sunroad’s operational values.
  • Conduct daily team meetings, safety talks, and performance check-ins.
  • Coach and mentor team members for skill growth, efficiency, and long-term retention.
  • Partner with the General Manager to align maintenance operations with financial and resident satisfaction goals.
  • Oversee all daily maintenance activities, ensuring work orders, preventative maintenance, and make-readies are completed on schedule and to Sunroad’s standards.
  • Review work order systems (Yardi, RealPage, or Entrata) for efficiency, accuracy, and timely completion.
  • Establish and enforce Standard Operating Procedures (SOPs) for troubleshooting, documentation, and follow-up.
  • Perform quality-control inspections and ensure first-time fix accuracy.
  • Maintain property curb appeal, amenity function, and overall building condition to company and brand standards.3.
  • Design and implement comprehensive preventative maintenance programs for all major systems (HVAC, electrical, plumbing, roofs, life-safety, and amenities).
  • Track PM completion rates and identify recurring issues or potential system failures.
  • Partner with vendors for inspections, system servicing, and warranty management.
  • Monitor maintenance logs and adjust schedules to prevent downtime and reduce long-term costs.
  • Partner with ownership and asset management teams on capital improvement projects, including scoping, bidding, scheduling, and quality oversight.
  • Negotiate and manage vendor contracts, ensuring service-level compliance and cost efficiency.
  • Oversee material purchasing, inventory control, and vendor invoicing.
  • Ensure all work is performed safely, within budget, and in compliance with applicable codes.
  • Develop and manage annual maintenance and capital budgets, aligning expenditures with asset performance goals.
  • Track spending, analyze variance reports, and implement cost-saving initiatives.
  • Forecast lifecycle replacements and recommend proactive investment strategies to ownership.
  • Present maintenance performance reports and financial summaries as needed.
  • Champion Sunroad’s safety culture, ensuring adherence to OSHA, EPA, and Fair Housing regulations.
  • Conduct routine inspections, safety trainings, and emergency preparedness drills.
  • Maintain accurate documentation for all inspections, incidents, and compliance certifications.
  • Lead emergency response protocols, including after-hours and disaster management plans.
