About The Position

At Rutherford Management Company, our Senior Service Managers are strategic, hands-on leaders responsible for elevating maintenance operations across multiple regions. This role provides regional oversight for service teams in the East Bay and SF/Marin, ensuring operational excellence, consistent standards, and an exceptional resident experience across a diverse portfolio. As a senior leader, you'll partner closely with operations, construction, and leadership teams to drive preventative maintenance strategy, capital planning, and team development. You'll balance big-picture planning with boots-on-the-ground leadership - setting expectations, solving complex issues, and modeling Rutherford's hospitality-first approach. This role is ideal for an experienced service leader who thrives in multi-site environments, enjoys mentoring leaders, and can effectively manage travel across regions.

Requirements

  • 5+ years of experience in property or facilities maintenance (multi-site required)
  • Proven leadership experience managing managers, teams, or large portfolios
  • Strong understanding of preventative maintenance, capital projects, and budgeting
  • Knowledge of OSHA, safety standards, and building codes
  • Proficiency with maintenance work order platforms and property management software
  • Excellent organizational, communication, and leadership skills
  • Candidates must possess and maintain a valid California Driver's License, a reliable personal vehicle, and current automobile insurance in compliance with California state law.

  • HVAC or related trade certification strongly preferred

Responsibilities

  • Provide leadership and oversight for maintenance operations across East Bay and SF/Marin communities
  • Ensure consistency in service standards, safety, and response times across regions
  • Serve as an escalation point for complex service issues, emergencies, and operational challenges
  • Participate in and oversee regional emergency on-call coverage as needed
  • Develop and monitor preventative maintenance programs across the regional portfolio
  • Partner with the Director of Construction on large-scale repairs, renovations, and capital projects
  • Assist with forecasting capital needs and long-term asset planning
  • Evaluate building systems and infrastructure to proactively address risks
  • Identify opportunities for streamlining site and regional level maintenance operations
  • Partner with leadership to develop and execute process improvement plans.
  • Lead, mentor, and support Service Managers and maintenance team members
  • Set clear performance expectations and coach leaders to improve efficiency, quality, and accountability
  • Support hiring, onboarding, and training of maintenance team members
  • Foster a culture of safety, professionalism, and service-minded leadership
  • Source, manage, and evaluate vendor partnerships across regions
  • Monitor controllable maintenance expenses and support budget planning
  • Ensure purchasing and inventory practices align with budgetary and operational goals
  • Review performance metrics and prepare reports on service delivery and trends
  • Maintain exceptional curb appeal and operational standards across all communities
  • Conduct regular property walks, audits, and inspections
  • Ensure compliance with safety standards, OSHA guidelines, and building codes
  • Champion quality control in unit turns, common areas, and capital work
