Requirements

  • Bachelor’s degree from a four-year college or university or 7–10 years of related property management experience, or an equivalent combination of education and experience
  • Proven experience managing multiple properties and supervising management and maintenance teams
  • Strong knowledge of budgeting, financial reporting, and operational controls
  • Property Manager License and/or Real Estate License as required by state or local regulations
  • Valid driver’s license and ability to travel between properties
  • Strong leadership, interpersonal, and communication skills
  • Sound judgment and problem-solving abilities
  • Ability to analyze data and make informed operational decisions
  • Proficiency with property management software, spreadsheets, and word processing programs

  • ARM, CAM, CAPS, MPM, or RMP designations preferred

Responsibilities

  • Coach, supervise, and oversee all on-site personnel
  • Hire and terminate employees in accordance with company policies and Human Resources direction
  • Conduct written performance evaluations and recommend salary increases
  • Establish staffing schedules for routine operations and emergency coverage
  • Hold weekly staff meetings to review performance, address ideas, and implement strategies
  • Enforce company personnel policies including staffing, compensation, recruitment, and training
  • Manage employee discipline and performance issues with Human Resources guidance
  • Remain available on-call 24 hours a day for emergencies
  • Ensure proper purchasing procedures and accountability for property expenses
  • Enforce all safety initiatives and guidelines
  • Oversee budgeting, capital budgeting, and weekly/monthly financial reporting
  • Collect rent and make daily deposits from the 1st through the 10th of each month
  • Manage delinquent accounts and initiate legal proceedings in accordance with local and state laws
  • Maintain accurate financial and operational records
  • Manage petty cash disbursement and reconciliation
  • Monitor budget expenditures and operate within approved budgets
  • Continually increase income while minimizing operating costs
  • Assist with marketing, showing, and leasing of apartments
  • Actively recruit prospective residents
  • Review and approve all rental applications within 24 hours
  • Ensure timely move-ins and accurate lease documentation
  • Walk all vacant units weekly and maintain market-ready inventory
  • Lead lease renewal efforts, including rent increases and lease changes
  • Communicate regularly with residents and promote renewals
  • Ensure resident service requests are acknowledged within 24 hours
  • Promote resident satisfaction and retention daily
  • Inspect properties regularly and delegate maintenance needs to staff or vendors
  • Supervise outside contractors in coordination with the Maintenance Supervisor
  • Ensure grounds are clean and free of debris at all times
  • Oversee move-in and move-out inspections and unit condition standards
  • Maintain an adequate number of market-ready units by type
  • Analyze maintenance operations to improve efficiency and reduce costs
  • Obtain bids and purchase supplies for contract work
  • Maintain accurate records for preventive maintenance, work orders, inventories, and inspections
  • Develop and implement marketing strategies for assigned properties
  • Conduct monthly market surveys and competitive intelligence
  • Oversee all marketing efforts including advertising, staff training, and traffic generation
  • Maintain organized leasing files and office presentation
  • Ensure strong and consistent curb appeal
  • Adhere to and enforce company policies outlined in the Employee Handbook, SSOP, ESP, and Emergency Management Manual
  • Ensure compliance with all federal, state, and local laws, including Fair Housing regulations
  • Enforce safety and security procedures for residents and employees
