About The Position

We are seeking an experienced and highly motivated Senior Property Manager to oversee the operations of our 2 multifamily apartment complexes with 200 plus units in Winston-Salem, NC. The ideal candidate will have extensive knowledge of HUD and Tax Credit programs, strong leadership skills, and a proven ability to maintain high occupancy and physical standards. This role requires supervising staff, managing vendor relationships, and ensuring compliance with local housing authority regulations.

Requirements

  • Proven experience with HUD and Tax Credit property management.
  • Strong leadership and staff supervision abilities.
  • In-depth knowledge of occupancy standards and physical property standards.
  • Excellent conflict resolution and problem-solving skills.
  • Ability to enforce lease terms and community policies effectively.
  • Experience in vendor management and contract negotiation.
  • Familiarity with local housing authority regulations and compliance requirements.
  • Strong organizational and communication skills.

Nice To Haves

  • Certification in property management (e.g., CPM, ARM) is a plus.

Responsibilities

  • Manage day-to-day operations of 2 properties, ensuring compliance with HUD and Tax Credit program requirements.
  • Supervise, train, and mentor property management staff to maintain high performance and professional standards.
  • Maintain and enforce occupancy standards and physical standards of the property to ensure resident satisfaction and regulatory compliance.
  • Resolve resident concerns and conflicts promptly and effectively, utilizing strong conflict resolution skills.
  • Enforce lease terms and community policies consistently and fairly.
  • Coordinate and manage vendor relationships to ensure timely and cost-effective maintenance and repairs.
  • Collaborate with the local housing authority to ensure all property operations meet regulatory requirements and reporting standards.
  • Prepare and maintain accurate records, reports, and documentation related to property management activities.
