About The Position

WinnCompanies is in search of a dynamic Senior Property Manager II to join our team at Studio 3807, a 147-unit market community located in Brentwood, MD. In this role, you will effectively manage, market, and maintain the apartment community meeting the financial objectives of the owner and management company. The ideal candidate will also comply with all applicable federal, state, and local regulatory standards and requirements. The salary range for this position is up to $110,000 annually dependent on experience, with a potential 10% annual performance bonus. The selected candidate will follow a Monday through Friday, 8:00 AM to 5:00 PM schedule. This role requires availability for on-call activity during off-hours for urgent needs.

Requirements

  • High school diploma or GED equivalent.
  • 5-8 years of relevant work experience in property management. 
  • 3-5 years of supervisory experience.
  • Strong managerial skills. 
  • Excellent customer service skills. 
  • Outstanding verbal and written communication skills.
  • Flexibility to adapt to various situations and business needs. 
  • Ability to resolve complex issues. 
  • Experience with varied computer systems, including web-based applications, Microsoft Office Suite, and property management software (Yardi, RealPage, etc.). 
  • Flexibility to be on-call for after hours emergencies.

Responsibilities

  • Prepare the property’s annual budget for approval by senior management.
  • Provide reporting and monthly variance reporting.
  • Solicit bids, process Purchase Orders and Invoices as needed in accordance with Winn Purchasing Policy.
  • Ensure timely collection and deposit of all rents and fees in accordance with local laws and Winn Ren Collection guidelines.
  • Collaborate with senior management to establish appropriate rent levels.
  • Review rent schedules; oversee preparation and submittal of increases and renewals.
  • Lead the property team to maintain optimum level of occupancy.
  • Process timely and accurate move-ins, move-outs, recertifications and renewals.
  • Approve rental applications adhering to property standards and all appropriate agency standards.
  • Follow company marketing policies and reporting requirements.
  • Provide oversight of property tenant files.  Ensure they are organized, complete and accurate. Ensure that Property Software Data is accurate at all times.
  • Ensure that the site(s) maintain compliance with applicable state and federal program regulations.
  • Ensure the property and grounds are well maintained. Direct maintenance team to implement maintenance programs and controls. 
  • Report property incidents, accidents and injuries in accordance with company policy.
  • Resolve Resident issues and conflicts timely and in accordance with site guidelines.
  • Use company directives to screen, hire, and train new personnel.  Promote staff efficiency and engagement through ongoing company and industry trainings, instruction, and leadership.
  • Use the company’s Professional Development Program (PDP) to develop, train and engage site employees. Conduct weekly staff meetings.
  • Understand, train and embody Winn Guiding Principles.
  • Provide interface and information flow in all insurance and liability issues.
