About The Position

Parkway is looking for a Senior Property Engineer to join our team at Central Park Post Oak in Houston. The Senior Property Engineer, Property Operations is responsible for performing preventive maintenance and making corrective repairs on all the building systems, equipment, and grounds. Working under the direction of the Assistant Chief/Chief Engineer or Property Manager with limited supervision of an engineering crew and will monitor all building system operations and performance. The Senior Property Engineer will utilize several trade skills such as carpentry, plumbing, electrical, painting, roofing, heating, ventilation, and air conditioning systems.

Requirements

  • High School diploma or equivalent from an accredited institution.
  • Strong mechanical aptitude.
  • Strong customer service orientation and the ability to professionally respond to tenant requests.
  • 5 years' experience in assisting Assistant Chief and/or Chief Engineer.
  • EPA CFC Universal Certification Technician Certificate.
  • Basic Knowledge of Microsoft Office and Teams.
  • Ability to maintain all information with the highest degree of confidentiality.
  • Ability to manage multiple priorities in a fast-paced, deadline-oriented environment.
  • Ability to follow written and oral instructions.

Nice To Haves

  • SMT and/or SMA preferred.
  • Pneumatics as pertaining to HVAC controls a plus.
  • Stationary Boiler License preferred.
  • Maintenance Electrician License or Apprentice Electrician License preferred.

Responsibilities

  • Collaborate with the Chief Engineer / Assistant Chief or Property Manager to mentor engineering and or maintenance staff, fostering a collaborative and efficient work environment.
  • Ensure the efficient operation, maintenance, and repair of all building systems, including electrical, HVAC, plumbing, and life safety systems.
  • Assist the Chief Engineer / Assistant Chief or Property Manager in preparing operating and capital budgets, ensuring adherence to approved budgets.
  • Support Parkway's training programs, providing personalized development opportunities to enhance the skills and career growth of each engineer.
  • Provide advanced technical support and troubleshooting for complex building system issues, staying current with industry trends and technologies.
  • Assist in developing and implementing emergency response plans, leading responses to building emergencies to ensure occupant safety and minimize downtime.
  • Ensure compliance with safety regulations and building codes by conducting regular inspections and audits to identify and address potential safety hazards.
  • Assist the Chief Engineer / Assistant Chief or Property Manager in overseeing engineering projects, ensuring timely, budget-compliant, and quality-compliant completion. Manage contractor and vendor relationships.
  • Review the daily work orders and assign tasks as necessary. Monitor repeat problems and make suggestions on how to correct them.
  • Ability to perform required tasks using all basic hand tools (i.e., socket sets, wrenches, pliers, screwdrivers, saws, and hammers, etc.) correctly and safely.
  • Maintain operation logs and files when appropriate or required.
  • Oversee and inspect the work performed by engineering staff. Determining that work is complete, the equipment is fully functional, and client space is in prime working condition.
  • Formulate and implement a preventive maintenance program to ensure that building machinery and systems meet or exceed their rated life.
  • Inspect building systems including fire alarms, HVAC, and plumbing to ensure the operation of equipment is within design capabilities and achieves environmental conditions prescribed by the tenant.
  • Review assigned work orders. Estimate time and materials needed to complete repair. Maintains inventory of adequate supplies and tools and orders necessary materials to complete all tasks.
  • Consult with the Chief Engineer / Assistant Chief or Property Manager to schedule preventive maintenance and other downtime to minimize business interruption and inconvenience.
  • Perform assigned repairs, emergency, and preventive maintenance. Complete maintenance and repair records as required.
  • Respond quickly to emergency situations and provide additional assistance as needed.
  • Maintain an energy management program to ensure measures are taken to operate all systems in the most efficient manner to keep operating costs at a minimum.
  • Responsible for personal safety and the safety of those who are affected by your work.
  • Must be on rotation for an “on call” schedule with other engineers and be available to work off hours when needed.
  • Clean and paint equipment in areas designated by the Chief Engineer / Assistant Chief or Property Manager
  • Participate in the water treatment chemical program set forth by the Chief Engineer / Assistant Chief or Vendor representative.
  • Electrical work on lights, lighting ballasts, wall receptacles, switches, circuit breakers, mechanical parts such as fuses and starters, magnetic starters and control components, emergency generator, and emergency power distribution.
  • Review and understand the location of all important valves on the property and in the building(s) for the Fire-Life Safety system isolation (sprinkler system), the domestic water supply valves, and heating and cooling isolation valves.
  • Identify and have basic knowledge of the location of emergency equipment (fire extinguishers, fire hoses, etc.) in the building’s tenants and non-tenant spaces.
  • Identify bad trends and correct them when possible.
  • Arranges for subcontractors when required.
  • Self-sufficiency in computer technology including email systems, mobile smart phones, memos, and spreadsheets.
  • Acts as a role model for shift operations, satisfying work orders and /or providing technical and procedural assistance for coworkers.
  • Perform other duties as assigned.
