About The Position

As a Senior Project Manager, you'll oversee the cost, schedule, and quality of our apartment construction projects. Your leadership will ensure that each project aligns with our mission and is completed on time and within budget. Responsible and accountable for the cost, scheduled deliveries and quality of the apartment construction projects assigned.

Requirements

  • Bachelor’s degree (B.A./B.S.) or equivalent
  • At least 5 years of experience in multifamily construction
  • Strong language, math, and reasoning skills
  • Proficient in MS Office, Procore, and MS Project
  • Knowledgeable in building codes and construction practices
  • Ability to mentor and develop others
  • Willingness to travel 50% of the time to project sites
  • Knowledge of multifamily construction means and methods
  • A combination of education and experience is acceptable
  • Language Skills – Ability to read, write, interpret and analyze business publications, technical procedures and government regulations. Ability to write and interpret reports, correspondence and manuals. Ability to effectively present to groups of people including employees, vendors and the public.
  • Math Skills – Ability to calculate discounts, interest, bonuses, proportions, percentages, and to apply concepts of algebra and geometry.
  • Reasoning Skills – Ability to define issues, collect information, establish facts and draw valid conclusions. Ability to interpret a variety of technical instructions in various forms and deal with abstract and concrete variables.
  • Computer Skills – Intermediate experience with MS Office, Procore and MS Project.
  • Other Skills – Ability to read, understand and discuss building codes, construction practices and construction documents; Knowledge of local building codes; ability to mentor, train and develop others.
  • Travel – 50% (2 times monthly to construction sites; up to 3 projects at a time)

Responsibilities

  • Provide direct supervision to Superintendents and field staff on assigned projects
  • Conduct regular site visits to monitor project schedules, safety, quality, and tidiness
  • Review and approve project invoices and monthly draws
  • Collaborate with project teams to establish detailed schedules, budgets, and safety plans
  • Engage in the buyout process for new projects with required trades
  • Validate unit costs and gather upfront regional costs for new markets
  • Redline construction drawings at key stages to ensure design standards are met
  • Assist in preparing final subcontracts and purchase orders
  • Secure necessary building permits and manage requirements for Certificates of Occupancy
  • Provide regular updates to the Executive Vice President and coordinate project transitions
  • Engage with utility companies for design and installation timelines
  • Conduct 11-month warranty walk with Property Management
  • Make regularly scheduled site visits each month or bi-monthly as required to monitor project schedule, safety, quality of product and tidiness
  • Work with project team to establish the detailed schedule, budget and safety plan for each new project
  • Work with Preconstruction to buyout out each new project with all required trades according to company policies and procedures
  • Seek out and validate unit costs for each project and gather early, upfront regional costs when entering new markets
  • Carefully and meticulously redline construction drawings at the 50% and 90% stages to ensure design meets KPG, QAP standards and outlying issues are identified up front in the process
  • Work with EVP of Construction/ Construction Administrators preparing final subcontracts and purchase orders for trade contractors
  • Secure all state and local building permits required for each project, as well as identifying everything required for Certificates of Occupancy
  • Meet weekly or bi-weekly with EVP of Construction to provide project updates and reporting – prepare agenda in advance of high-level topics you are reporting on
  • Coordinate transition of new projects between construction and property management staff
  • Monitor and provide monthly updates of cost, quality, safety and schedule of projects assigned
  • Work with all local dry and wet utility companies to obtain design and coordinate installation timeline relative to each project
  • Perform 11-month warranty walk with Property Management
  • Other duties as assigned
