About The Position

As a Metro Market Lead Systems Specialist (Senior Project Manager) for our HVAC division, you will under general direction, act as the on-site project leader to plan, execute, and complete control systems and mechanical projects with assigned customers. You will be responsible for the overall financial results of assigned projects including costs, project billings, and collections. Maintaining an effective balance between customer satisfaction and project financial results is crucial. You will coordinate communication with the customer during all phases of the project and actively pursue selling change orders. Ensure work performed is in compliance with state, local and Federal legal requirements and operates on the job with the highest of ethics.

Requirements

  • Bachelor’s degree in Construction, Civil, Mechanical, Electrical Engineering, Construction Management, Architecture or direct General Contracting and/or Mechanical and HVAC Controls.
  • Seven or more years of direct project leader management experience.
  • Experience with installing chillers, AHUs, Fan Coil units, boilers, etc.
  • Understanding of HVAC controls, including DDC controllers, actuators, valves, temperature and pressure sensors, dampers, etc.
  • Knowledge of mechanical systems and their application.
  • Six years field experience with installing HVAC Equipment and systems, including knowledge of digital HVAC controls, and mechanical estimating tools/methods.
  • Knowledge of project accounting, costing principles and contracting.
  • High-level competence in written and verbal communication.
  • Ability to travel based upon geographical locations of assigned teams.

Responsibilities

  • Review designs for mechanical equipment and HVAC control systems.
  • Act as the primary on-site leader for execution teams on assigned projects.
  • Interface with and provide direction to various teams (internal & external) as needed to successfully execute assigned projects.
  • Review and interpret drawings, specifications, and contract Terms & Conditions.
  • Develop project execution plan, site safety plan, MS project schedule and execute accordingly.
  • Ensure project document controls are in compliance with contract requirements and JCI standards.
  • Negotiate, prepare and issue subcontracts.
  • Support System Designers and System Engineers in evaluating the contractual scope of work and construction schedule.
  • Evaluate the cost and schedule impact on projects due to Site Instructions, change directives, claims and/or scheduling changes.
  • Actively pursue additional work through change orders.
  • Prepare proposals and negotiate final settlement price and customer acceptance.
  • Effectively communicate the status of projects to management as required and publish monthly forecasts of revenue, costs, and gross margin within the monthly forecasting deadline.
  • Submit billings timely and accurately to the client and assist in collection.
  • Maintain profitability goals and positive cash flow.
  • Analyze financial reporting systems and project schedules to proactively address potential problems.
  • Manage risks and establish project recovery plans when required.
  • Resolve disputes with minimal need for escalation.
  • Negotiate pricing and availability from outside vendors and suppliers, mechanical and electrical subcontractors including scope, terms and conditions.
  • Request and evaluate multiple bids in pricing process.
  • Oversee subcontractor payment and billing processes.
  • Oversee project construction for compliance with specifications, local codes and installation techniques.
  • Develop and maintain viable long-term relationships with customers, consultants, prime contractors and subcontractors.
  • Attend job progress meetings as required.
  • Ensure subcontractors understand expectations of the project.
  • Coordinate with Sales & Operations Managers, Construction Management Services and Branch Installation Manager, Systems Team Leader, Service Operations Manager and/or Branch Mechanical Project Team Leader for allocation of resources needed to meet project objectives.
  • Ensure any engineering and commissioning performed by the field team is in accordance with established standards.
  • Coordinate customer-training requirements.
