About The Position

The Senior Project Manager is the highest level project manager responsible for the overall direction and outcome of the largest revenue projects and/or a high volume of medium or smaller projects for the company. This position establishes project objectives, maintains liaison and relationships with client contacts, and monitors construction and financial activities through others. The Senior Project Manager consults with appropriate experts (i.e., Preconstruction and Operations departments, outside consultants, etc.) to ensure the accuracy and feasibility of estimates, budgets, schedules, etc. This position is also accountable for providing updates on all aspects of the project to the appropriate parties.

Requirements

  • Bachelor's degree in construction related field preferred.
  • A minimum of 12-15 years of jobsite and/or project management experience.

Responsibilities

  • Participate in the development of the Win Strategy and execute the proposal plan as part of the Pursuit Workbook.
  • Ensure accurate estimates and schedule by seeking consult from appropriate parties such as Preconstruction and Operations.
  • Administer overall PRP process including execution of portions assigned by the Project Executive.
  • Procure subcontractors by preparing RFP's and evaluating proposals to make final subcontractor selection and buyout.
  • Negotiate and prepare subcontractor scope of work documents to prevent scope gaps or overlap.
  • Ensure conformity of subcontracts to prime contract and Pankow standards.
  • Manage upload of cost estimate into CMiC with the input of appropriate resources.
  • Ensure the proper development of Contract Documents for timely execution of the Work.
  • Procure and manage design consultants for design-build projects.
  • Ensure design meets target budget and program criteria.
  • Ensure owner billings and subcontractor payments are processed in accordance with the contract.
  • Manage the internal and external change management process.
  • Negotiate with Clients and Subcontractors on change orders as necessary.
  • Build a relationship and develop trust with the Owner.
  • Serve as the primary contact throughout the project.
  • Maintain commitments made to the Owner and communicate regularly.
  • Set expectations and provide guidance to direct reports and team members.
  • Conduct regular check-ins to provide feedback or course correct.
