About The Position

The Senior Project Manager is the most senior leader in the business unit after the Division General Manager and plays a critical role in ensuring the successful delivery of multiple roofing projects across the Southeast. This position oversees the full project lifecycle—from preconstruction and planning to field execution and closeout—while providing strong leadership to both internal teams and external partners. The Senior Project Manager will manage high-visibility commercial and industrial roofing projects (typically $250K–$3M), ensuring they are executed safely, on schedule, and within budget. This leader must be comfortable in a fast-paced environment, capable of working on elevated roofs when needed, and skilled at building strong relationships with contractors, architects, owners, and field personnel.

Requirements

  • 5–10 years of roofing, construction project management, or relevant industry experience
  • Experience delivering commercial and industrial flat roofing or steep-slope commercial roofing projects
  • Proven ability to manage projects ranging from $250K to $3M
  • Ability to read and interpret construction documents, specifications, and roofing plans

Responsibilities

  • Analyze material and labor estimates and identify optimization opportunities
  • Lead submittal development and review contractual obligations
  • Conduct job-specific safety reviews (JHA, SSSP)
  • Serve as the primary senior-level liaison with GCs, architects, and owners (RFIs, COs, meetings)
  • Define or negotiate construction schedules and sequencing
  • Select and negotiate subcontractors and subcontract amounts
  • Review project-specific Bill of Materials with the remote support team
  • Provide recommendations on staffing, crew allocation, and resource planning
  • Understand project plans, phasing, and schedules; manage progress throughout construction
  • Monitor budgets, productivity, and project financial performance
  • Review and approve payroll and billing documentation
  • Provide field insight for pay applications and monthly financials
  • Make regular site visits to provide direction to superintendents, subcontractors, and partners
  • Maintain strong communication with internal and external stakeholders to ensure project alignment
  • Support project closeout by providing documentation related to warranties, substantial completion, manuals, and required turnover materials
