About The Position

Armand Corporation, an award-winning Construction Management firm celebrating over 34 years in the industry, is seeking a full-time Senior Project Manager of Pre Construction. The ideal candidate is experienced in all aspects of design process and pre-construction and has 10+ years of supervisory experience, preferably in the New York City metropolitan area. At least 6+ years working in the design/construction of educational, healthcare and/or government owned and managed facilities is required, with experience working on landmarked/projects of historical significance a plus. The candidate MUST be a licensed Professional Engineer. This position will be a full-time position, working primarily on-site, with one day working remotely allowed (subject to project requirements). Candidates are expected to report to either our midtown Manhattan office, client office(s), and/or project sites (as project assignments dictate).

Requirements

  • Bachelor's degree: Engineering, Construction Management, Architecture, or related field.
  • 10 years of experience working with design documents, contract documents, and specifications
  • Professional Engineering License.
  • OSHA Training required
  • Proficient in Microsoft Office (including Excel) and Microsoft Project/Primavera
  • Detailed knowledge of City and State building codes

Responsibilities

  • Manage preconstruction function (both in support of Armand project management as well as direct client service)
  • Support project management in procurement of both design services and construction trades
  • Manage project pre-construction requirements
  • Perform constructability reviews of design and construction documents
  • Support project management in the submission of client deliverables
  • Provide technical support for Business Development
  • Review project requirements and prepare detailed scopes of work
  • Prepare project budgets and detailed cost estimates
  • Prepare project schedules
  • Understand and track project permit and regulatory requirements
  • Prepare Site Logistics and Phasing plans
  • Support project change management activities
  • Prepare bid packages, solicit pricing, evaluate proposals and negotiate agreements for design and construction services
  • Support the risk management function (both project risk assessment and internal risk management)
  • Provide technical assistance during on-going projects
  • Assist project management with ensuring contract compliance of executed agreements
