Overview: The Senior Pre-Construction Manager will lead and oversee the planning, coordination, and management of pre-construction activities for the most complex and large-scale projects. This senior-level position requires extensive experience in pre-construction management, strategic thinking, and strong leadership abilities. The role involves directing the entire pre-construction process, mentoring pre-construction staff, and ensuring that projects are thoroughly planned and set up for success. The Pre-Construction Manager IV will also play a key role in developing and implementing departmental strategies and best practices.

Requirements

  • Bachelor’s degree in construction management, Architecture, Civil Engineering, or a related field, or equivalent work experience.
  • Minimum of 7+ years of experience in pre-construction management, with a proven track record of managing large-scale commercial construction projects.
  • Strong understanding of construction methods, techniques, and industry best practices.
  • Excellent leadership, communication, and interpersonal skills.
  • Proven ability to manage multiple complex projects concurrently and deliver results on time and within budget.
  • Proficiency in project management and estimating software, as well as Microsoft Office Suite.
  • Strong analytical and problem-solving skills.
  • Commitment to maintaining high safety and quality standards.

Responsibilities

  • Strategic Planning and Coordination: Lead the development and implementation of strategic pre-construction plans, schedules, and budgets for the most complex and large-scale projects. Coordinate with senior leadership, architects, engineers, subcontractors, and suppliers to gather necessary information for project planning. Review and approve project specifications, drawings, and contract documents to ensure alignment with project requirements.
  • Advanced Estimating and Budgeting: Oversee the preparation of detailed and accurate cost estimates for materials, labor, and equipment. Develop and manage project budgets, ensuring alignment with overall company financial goals. Lead value engineering exercises to identify cost-saving opportunities and improve project efficiency.
  • Bid Management and Negotiation: Manage the preparation and issuance of requests for proposals (RFPs) and invitations to bid (ITBs) for high-value contracts. Evaluate bids from subcontractors and suppliers to ensure the best value for the project. Lead negotiations with subcontractors and suppliers to secure favorable terms and conditions.
  • Documentation and Reporting: Maintain comprehensive and up-to-date project documentation, including pre-construction plans, schedules, budgets, and bid documents. Prepare and present detailed reports to senior management and stakeholders to provide updates on project status, milestones, and issues. Track project expenses, costs, and variances against budgeted amounts and provide detailed analyses.
  • Stakeholder Communication and Management: Serve as the primary point of contact for senior project stakeholders, including clients, architects, engineers, and subcontractors. Communicate effectively with project teams and stakeholders to address project issues, concerns, and changes promptly. Facilitate regular project meetings and high-level conference calls to ensure alignment and coordination among project teams.
  • Risk Management and Issue Resolution: Identify and assess potential risks, issues, and challenges that may impact project delivery, and develop mitigation strategies to address them. Resolve project-related issues, conflicts, and disputes in a timely and professional manner to minimize project delays and disruptions. Implement corrective actions and follow-up measures to address project issues and prevent reoccurrence.
  • Leadership and Mentoring: Mentor and manage junior staff, fostering their professional development. Conduct regular performance evaluations, provide constructive feedback, and set goals for team members. Foster a collaborative and innovative team environment, encouraging knowledge sharing and continuous improvement.
  • Departmental Strategy and Development: Develop and implement departmental strategies, policies, and best practices to enhance pre-construction processes and outcomes. Collaborate with senior leadership to align pre-construction activities with overall company objectives. Drive continuous improvement initiatives to enhance efficiency, accuracy, and innovation within the pre-construction department.
