About The Position

Who we are looking for... We are seeking a Senior Planner responsible for preparing plans and studies, filing, and representing applications to local and regional government or agencies related to land development projects. The following skills will be required for this position: Advise land development clients concerning land development entitlement process. Create and interpret maps, plans, diagrams, and exhibits. Advise internal project teams on regulatory planning and zoning matters related to comprehensive plans and land development regulations including future land use, zoning, concurrency/mobility fees, design standards and development review processes. Meet with government or agency reviewers with respect to interpretation or application of land development regulations. Conduct technical research, compile and organize data, analyze data and provide written analyses for studies, reports and recommendations. Negotiate with agency or government staff to secure approval of regulatory applications or interpretations. Manage and complete preliminary site feasibility analyses (due diligence) of property on behalf of owners or prospective buyers. Prepare and file applications for land use amendments, rezoning, exceptions, variances, concurrency, mobility fees, site plans and similar applications. Prepare land use component of transit or traffic studies. Provide guidance during the site planning process concerning regulatory requirements. Make presentations at public meetings, hearings, workshops and community meetings. Requirements

  • Bachelor’s degree in planning or related field; Master’s preferred.
  • Minimum five (5) years’ experience with local government regulatory requirements and processes. Experience may be public, private or a combination of both.
  • American Institute of Certified Planners (AICP) certification.
  • Advanced knowledge of the principles and practices of land use planning and zoning.
  • Understanding of the land development entitlement process.
  • Ability to apply principles, methods, and techniques of land use planning and development to complex projects.
  • Ability to manage projects with limited supervision and exercise sound professional judgment.
  • Working knowledge of Microsoft Word, Excel, and PowerPoint; experience with GIS and/or Microsoft Project is a plus.
  • Strong oral and written communication skills, including the ability to prepare clear reports and make effective presentations.
  • Strong analytical and problem-solving skills, with the ability to evaluate and interpret complex information and land use regulations.
  • Ability to work effectively with local review agency staff, project stakeholders, and the public.
  • Ability to collaborate productively on multi-disciplinary project teams.
  • Ability to provide guidance and mentorship to junior-level planning staff.
  • Ability to manage multiple concurrent projects in a fast-paced environment while meeting deadlines.
  • Ability to prepare and deliver clear, concise presentations at public meetings and forums using PowerPoint and other visual materials.
  • Demonstrated attention to detail, accuracy, and thoroughness in completing work assignments.
  • Demonstrated reliability, responsibility, and dependability, with the ability to follow through on commitments with minimal supervision.
  • Willingness to accept responsibility, adapt to challenges, and take initiative as needed.
  • Ability to analyze information logically and apply sound judgment to address work-related issues and problems.

Nice To Haves

  • Working knowledge of Microsoft Word, Excel, and PowerPoint; experience with GIS and/or Microsoft Project is a plus.
