This position works with business units to gain an understanding of how to best support the strategic direction of the business and manage resources in the delivery of Facilities Management (FM) services. Responsible for the facilities services and maintenance management of Hyundai's facilities nationwide, including the National Headquarters (NHQ); in conjunction with Hyundai Motor America's (HMA) affiliate service provider Hyundai Engineering America (HEA).

Requirements

  • Must be a high school graduate
  • Eight years of Facility Maintenance operations experience within a corporate HQ environment required.
  • Five to eight years of supervisory experience required.
  • Foundational knowledge of architecture design development concepts, construction documents, and Mechanical, electrical, and plumbing (MEP) engineering specifications
  • Able to effectively interact with internal internal/external stakeholders and leadership team.
  • Demonstrated success in managing and delivering cross-functional tasks with effective liaison between Corporate Services, Environmental Health & Safety (EH&S), IT, Security and Procurement, including external business partners and governmental agencies.

Nice To Haves

  • Bachelor's degree in Construction Management, Mechanical or Industrial Engineering or Facility Management preferred.
  • Experience working with customer service systems a plus.
  • Relevant professional certifications, i.e., LEED (Leadership in Energy & Environmental Design), CEM (Certified Energy Manager), etc., a plus

Responsibilities

  • Manage HMA Facilities operations nationwide and at National Headquarters (NHQ) campus, located in Fountain Valley, California.
  • Exemplify principles of environmental stewardship, including energy use, water use, transportation, recycling, air quality, and other infrastructure related systems and activities.
  • Prepare Capital Expense (CapEx) and Operating Expense (OpEx) budgets, for HMA, and HEA; maintain / control budgets.
  • Conduct risk mitigation, assessing, identifying, and resolving discrepancies.
  • Assist in developing FM business plans and provide data analysis, trending, and projection to recognize Take advantage of opportunities within the FM scope of services. Match service level agreements to site activity levels and program needs.
  • Implement FM Best Practices and set the strategic direction for implementation of continuous improvement plans and innovation at the local level and throughout the portfolio.
  • Develop and oversee Key Performance Indicators (KPI's) to help measure progress against our most strategic objectives. Implement the appropriate metrics to successfully track and trend the KPI's to match business needs and goals.
  • Ensure that services and programs meet or exceed all HMA and external regulatory authority requirements. Develop and maintain a consistent operational image, implementing initiatives and producing a quality product in accordance with HMA standards. Ensure effective customer satisfaction, service and relations by implementing process and technology to deliver quality products and services.
  • Support Emergency Action Plans and support business continuity efforts, including establishing process and procedures and partners.
  • Support construction activities through all phases of the project life cycle to ensure quality projects are delivered and integrated into sustained long-term operations including support of warranty and systems at new NHQ and nationwide.
  • Evaluate and provides space planning guidance for all HMA facilities nationwide.
  • Secure approvals for physical office moves and workstation reconfigurations, including furniture, files, office equipment, etc.
  • Oversee facility security, environmental, health, & safety (EHS), and emergency preparedness procedures for all HMA facilities.
  • Travel occasionally to Hyundai regional locations as required (a few occurrences per year).
  • Develop and implement safety/security systems and procedures for all HMA-occupied facilities.
  • Provide oversight and direction to outsourced contractors for facilities, mailing/shipping/receiving functions at HMA Headquarters facility.
  • Work with outsourced facilities maintenance contractor, Hyundai Engineering America (HEA), to implement a Work Order Tracking System to efficiently monitor the status of daily facilities work orders.
  • Manage direct staff and strategic business partners.
  • Act as liaison between internal teams including Real Estate, IT and Security, in addition to leading the day-to-day operations.
  • Oversee the executive protection services by managing the protection vendor, developing standards, working with executive assistants & event departments (such as PR and Marketing) to identify events executives will be attending and work with the protection vendor on each event.
  • CR/PR approval up to $20,000.
  • Expense Report approval for subordinates.
  • Prepare and conduct merit reviews for subordinates.
  • Conduct hiring interviews and make hiring recommendations for subordinate staff.
  • Address and counsel staff on performance issues.
  • Resolve facilities, security and safety issues and recommend solutions.
