About The Position

JOB SUMMARY: The Senior Manager will support the VP, Business Development and Joint Venture Management, providing performance reporting and analysis, business case development, and Joint Venture asset management for the portfolio of hotel rooms across multiple destinations & experiences. Specific focus will be on complex financial modeling, decision support analysis, contract analysis and negotiation support processes for partnerships and financing, and quantitative and qualitative performance oversight of the JVs. The Senior Manager will build and manage internal and external stakeholder relationships and work closely with partners from Legal, Universal Creative, Loews Orlando, and Loews Corporate. MAJOR RESPONSIBILITIES: Manage Hotel Joint Venture Asset Management performance reporting processes. Analyze data, understand underlying business drivers and strategy, identify opportunities and drive change to optimize performance Conduct detailed analysis of weekly and monthly financial and operations reports as provided by the Revenue Management team and Hotel JV teams. Review and analyze quantitative and qualitative performance metrics, revenue projections, and proposed capital projects. Develop a deep understanding of the underlying business forecast drivers and evaluate proposed changes to business operations. Lead the Budget review and approval processes for Operating and Capital Budgets. Manage FP&A pacing process and variance explanations. Work closely with JV partner and ensure Partnership Approval is obtained in all relevant operating situations. Goal setting and performance review of Resort Sales Team Sales Incentive Plan. Conduct ad-hoc projects as required to support business analysis process. Domestic Business Development and Expansion Support Perform modeling and decision support analysis for: capital expansion projects, partnership formation/controlling documents, license agreements, leases, and real estate transactions. Developing and maintaining P&L forecasts and IRR models; supporting debt vs. equity decision analysis; preparing and delivering lender presentations; hotel competitive set analysis, and reviewing and analyzing contracts/agreements. Interact with Comcast Treasury, Loews senior leadership, and multiple external lenders, including banks and life insurance companies, to support debt financing activities for all JVs. Track and monitor compliance with joint venture and lender agreements. Team/Personal/Other Ability to work independently, prioritize multiple projects, and solve business problems with actionable solutions Conduct research of complex business and accounting topics and/or business transactions as necessary. Document findings and present recommendations to senior leadership Regular interaction with senior internal and external stakeholders, including legal, Creative, and marketing, as well as joint venture partners and lenders. Understand and actively participate in Environmental, Health & Safety responsibilities by following established UO policy, procedures, training, and team member involvement activities. Perform other duties as assigned.

Requirements

  • Bachelor’s degree Required – Business Administration, Economics, Finance, or Accounting preferred
  • 7+ years’ experience in Financial Analysis, Financial Reporting, Decision Support analysis, Modeling, and contract/agreement review; or equivalent combination of education and experience
  • Ability to work independently, prioritize multiple projects, and solve business problems with actionable solutions
  • Regular interaction with senior internal and external stakeholders, including legal, Creative, and marketing, as well as joint venture partners and lenders.
