About The Position

As a Senior Maintenance Supervisor , you’ll lead the maintenance operations for multiple neighboring apartment communities, ensuring everything runs smoothly and residents love where they live. This role combines hands-on technical work with team leadership and operational oversight. This position is split between neighboring properties: Riverwoods Apartments (156 Units), Riverwoods at Towne Square Townhomes (135 Units), Riverwoods at Lake Ridge Apartments (72 Units), Victoria Park Apartments (110 Units), and The Woods at Victoria Park (48 Units).

Requirements

  • High school diploma or equivalent required.
  • HVAC-EPA (Type II) or EPA Universal certification is required.
  • Valid driver’s license is required.
  • Three or more years’ hands-on apartment or building maintenance experience required.
  • Supervisory experience required.
  • Experience with Yardi or other property management accounting software.
  • Strong knowledge of plumbing, electrical, HVAC, carpentry, and appliance repair work.
  • Ability to read and comprehend budgets.
  • Professional verbal and written communication skills.
  • Superior customer service skills including the ability to manage difficult customers and/or situations.
  • Experience using Microsoft Outlook, Word, and Excel.
  • Availability to be on-call and responsive to after hour emergencies.
  • Ability to work a flexible schedule to include weekends, evenings, and holidays.

Nice To Haves

  • Certified Pool Operator (CPO) certification strongly preferred. Associates hired without a CPO certification will be required to obtain within 90 days of hire.

Responsibilities

  • Oversee and perform maintenance repairs across the property.
  • Schedule and monitor preventative maintenance.
  • Respond to after-hours emergencies as needed.
  • Manage service requests using Yardi or similar software.
  • Maintain budgets and inventory.
  • Ensure compliance with safety and company policies.
  • Lead and develop a diverse maintenance team.
  • Provide feedback and foster a positive work environment.
  • Deliver exceptional customer service to residents.
